MATTER FOR CONSIDERATION DRAFT PLAN OF CONDOMINIUM 18-CDM-89027 SUBMITTED BY REEMARK EMERALD POINT INC. ON THE WEST SIDE OF BROCK ROAD SOUTH OF HIGHWAY 401 FILE NUMBER - B 4100 - 18-CDM-89027 (I I) ~ In Planning Report 1/90, it is recommended that the draft plan of condominium submitted by Reemark Emerald Point Inc. (previ ously Northcastl e Investments Inc.) to permi t two eight-storey buildings on the west side of Brock Road south of Highway 401 to be developed as a condominium project be approved. Approved See Recommendation #1 Bill Harrigan, on behalf of Emerald Point Inc. stated the project shoul d be compl ete by June and expl ai ned about landscaping and berming of the parking lot. (III) ADJOURNMENT The meeting adjourned at the hour of 9:10 p.m. .... February 19th 1990 ~~ alrperson Dated TOWN OF PICKERING ~ The Planning Committee of the T0wn of Pickering having met on February 15, 1990, presents its first report to Council and recommends: 1. DRAFT PLAN OF CONDOMINIUM 18-CDM-89027 SUBMITTED BY REEMARK EMERALD POINT INC. ON THE WEST SIDE OF BROCK ROAD SOUTH OF HIGHWAY 401 FILE NUMBER - B 4100 - 18-CDM-89027 That Town Council recommend to Regional Council that Draft Plan of Condominium 18Cm~-89027, submitted by Reemark Emerald Point Inc. on lands being Block C, Plan M-1024, Town of Pickering, be APPROVED subject to the following conditions: 1. That thi s recommendati on apply to the pl an prepared by J. D. Barnes Limited, dated August 3, 1989, and bearing the Town's recommendation stamp. ,-,. 2. That prior to final registration of this plan: (a) the applicant submit a Draft Durham Condominium Plan to be approved by the Town Planning Department; (b) all of the general on-site works including landscaping, fencing, lighting, and surface treatment be completed to the satisfaction of the Town's Planning Department; (c) the applicant's professional engineer provide a certificate stating that the parking facilities and internal roads have been constructed in accordance with the standards and specifications of the approved site plan; (d) the Town's Building and Fire Department confirm, through a final inspection, that the development complies with the Ontario Building Code and the Ontario Fire Code; ~ (e) the applicant enter into an appropriate condominium agreement with and to the satisfaction of the Town of Pickering which shall include, but not necessarily be limited to, requirements respecting: (i) the cant i nued comp 1 i ance of the subj ect property with the Town-approved site plan; (i i) cooperation wi th the Town in such areas as refuse coll ecti on, snow storage, dri veway entrance maintenance and fence maintenance. 3. That any necessary revi si ons to the Town-Approved Si te Pl an and/or the Dra ft Pl an of Condomi ni urn be made to ensure consistency between the two plans prior to the forwarding of Council's recommendation to the Region of Durham Planning Department.
