Wong - Deputy Cl erk - Director of Planning - Deputy Director of Planning - Manager - Current Operations Division - Manager, Policy Division - Senior Planner (I) REZONING APPLICATION A29/90 SUBMITTED BY DONWAY WEST PROPERTIES ON THE SOUTHWEST CORNER OF TWYN RIVERS ROAD AND ALTONA ROAD 1. An explanation of the application, as outlined in Information Report 19/91, was given by Chris Wong, Senior Planner. .~ 2. Ravi Jain, agent for the applicant, stated the proposal will be compatible in the area because it will provide a day care centre adjacent to the school, the commercial component will provide convenience services to the community and the residential component does not adversely affect the surroundings. There will be no significant increase in traffic and he requested support of the proposal. 3. Peter Klym, 1484 Altona Road, stated he has had no response from the developer with respect to his concerns regarding, noise barriers, lighting, density and traffic. He asked if Twyn Rivers Drive would be widened to provide a turning 1 ane and requested that hi s concerns be addressed before the proposal proceeds. 4. Cy Curdle, 1497 Altona Road, spoke in opposition to the density and expressed his concern regarding on site parking. ....... 2 '-' 5. Janic Stone, representing the Rouge Valley Residents Association, referred to the letter contained in the Informati on Report and expressed concern wi th respect to increased traffic and safety for children crossing the intersection. She questioned the justification for commercial use when there are many vacant commercial properties in Town now and also requested information on the specific uses proposed. She added that the three storey building is incompatible within the existing area. 6. M. Kvorka, 270 Twyn Rivers Drive, stated that when he bought hi s property, the s He was zoned res i denti a 1 . He stated there is no demand for apartment bui 1 di ngs or a commercial plaza and added that area schools are already overcrowded. ... 7. Carl Boynton, part owner, responded that reasonable rental rates wi 11 be charged to ensure occupancy, that there is sufficient parking on site and that a sound barrier will be taken into consideration in the final design.
