HomeMy WebLinkAboutBy-law 3387/90 THE CORPORATION OF THE TOWN OF PICKERING BY-LAW NUMBER 3387/90 Being a Zoning By-law to amend By-law 2497/87, which amended Restricted Area (Zoning) By-law 3036, as amended, to implement the Official Plan of the Town of Picketing District Planning Area in Part of Lot 31, Range 3, Broken Front Concession (Part of Lot 19, Plan 230), in the Town of Picketing. (A 1 i/g~) WHEREAS the Council of the Corporation of the Town of Picketing passed By-law 2497/87, amending By-law 3036, to permit the establishment of restricted light industrial uses and a greenbelt-conservation area in Part of Lots 31 and 32, Range 3, Broken Front Concession; AND WHEREAS the Council of the Corporation of the Town of Pickering now deems it desirable to amend By-law 2497/87 to also permit the development of a business office in Part of Lot 31, Range 3, Broken Front Concession (Part of Lot 19, Plan 230); NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF PICKERING HEREBY ENACTS AS FOLLOWS: 1. TEXT AMENDMENTS Section 5 of By-law 2497/87 is hereby amended by adding thereto the following subsection: (5) Special Regulations ("(SC-29)" symbol) On lands where the "Mt-8" desigination on Schedule I attached hereto is followed by the symbol "(SC-29)", the following regulations shall apply: fa) In addition to the uses specified in section 5(1) of this By-law, the following use shall be permitted: fi) business office (b) All zone requirements specified in section 3(2) of this By-law shall apply except that if the use listed in section 5(3)(a) of this By-law is established: fi) Despite the provisions of Section 3(2Xa), the minimum lot area shall be 0.3 hectares. (ii) Despite section 3(2)(j)(ii) of this By-law there shall be provided and maintained on the lot a minimum of, fa) 4.3 parking spaces per 100 square metres gross floor area or part thereof for the first 1,000 square metres gross floor area plus 2.5 parking spaces per 100 square metres gross floor area or part thereof for all gross floor area in excess of 1,000 square metres; or (b) 10 parking spaces whichever is greater. (iii) Despite the provisions of section 5(2Xd) of this By-law, if an interior side yard abuts Highway No. 401, the minimum interior side yard width shall be 6 metres; (c) The aggregate of the gross floor area of all business offices shall not exceed 220 square metres. -2° 2. SCHEDULE AMENDMENT Schedule I to By-law 2~497/87 is hereby amended by changing from 'MI-8' to 'Ml-g (SC-29)" the zone designation of the lands designated "Ml-$ (SC-29)" on Schedule attached hereto. 3. EFFECTIVE DATE This By-law shall take effect from the day of passing hereof, subject to the approval of the Ontario Municipal Board, Jf required.
