BY-LAW NUMBER 2801/8S
Being a By-law to amend Restricted Area (Zoning) By-law 3037, as amended, to
implement the Official Plan of the Town of Pickering District Planning Area, Region of
Durham on Part of Lot 22, Concession 3, in the Town of Pickering. (A 21/88)
WHEREAS the Council of the Corporation of the Town of Pickering deems it desirable to
permit the establishment of an electrical power generating plant in addition to uses presently
permitted on the subject lands being Part of Lot 22, Concession 3.
AND WHEREAS an amendment to By-law 3037, as amended, is therefore deemed necessary;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF PICKERING
HEREBY ENACTS AS FOLLOW'S:

TEXT AMENDMENT
Section 12 of By-law 3037, as amended, is hereby further amended by adding thereto the
following clause:
12.6.4 Part of Lot 22, Concession 3(Part 1, 40R-10979)
(1) Despite the provisions of subsections 12.1, 12.2, 12.3, 12.4 and 12.5, in addition to any
other uses permitted by this by-law or any amendments to it, the lands comprising
that part of Lot 22, Concession 3 designated as Part 1, 40R-10979, and any buildings
or structures thereon, may be used for the purpose of:
(a) electrical power generating plant,
in accordance with the following provisions:
(b) BUILDING/STRUCTURE HEIGHT (maximum):
(i) transformer:
(ii) cooling tower:
(iii) stack:
(iv) all other buildings and structures:

(c) PARKING SPACES (minimum): there shall be provided
and maintained on the lands one parking space for every 80 square metres of
gross floor area of building and structures, except transformer and substation,
cooling tower, and stack, associated with an electrical power generating plant
use.
(d) GROUND FLOOft AREA (maximum): the ground floor area
of all buildings and structures, except transformer and substation, cooling
tower, and stack associated with an electrical power generating plant use shall
not exceed 600 square metres.
(2) For the purposes of this clause:
(a) "electrical power generating plant" means a facility comprised of various
buildings and structures designed and used to generate electricity through the
combustion of gases originating on site;
EFFECTIVE DATE
This By-law shall take effect from the day of passing hereof subject to the approval of the
Ontario Municipal Board, if required.
