HomeMy WebLinkAboutBy-law 2657/88 THE CORPORATION OF THE TOWN OF PICKERING BY-LAW NUMBER 2657/88 Being a Zoning By-law to amend By-law 2622/$7, which amended Restricted Area (Zoning) By-law 3036, as amended) to implement the Official Plan of the Town of Picketing District Planning Area in Part of Lot 32) Range 3, Broken Front Concession in the Town of Pickering. (A 30/87) WHEREAS the Council of the Corporation of the Town of Pickering passed By-law 2622/87) amending By-law 3036) to permit the establishment of restricted light industrial uses) home improvement centres, furniture and major appliance sales, restaurants, business offices and professional offices in Part of Lot 32, Range 3) Broken Front Concession; AND WHEREAS the Council of the Corporation of the Town of Pickering now deems it desirable to amend By-law 2622/87 to also permit the development of financial institutions and food stores in Part of Lot 32, Range 3, Broken Front Concession; NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF PICKERING HEREBY ENACTS AS FOLLOWS: 1. Section 4 of By-law 2622/g7 is hereby amended by adding thereto the following definition: (Il) "Financial Institution" shall mean a building or part ota building in which money is deposited, kept, lent or exchanged; 2. Section 5 ot By-law 2622/g7 is hereby amended by adding thereto the following subsection: (6) Special Regulations ("(SC-2~)" Symbol) On lands where the "MI-g" designation on Schedule "I" attached hereto is following by the symbol "(SC-2#)") the following regulations shall apply: fa) In addition to the uses specified in section 3(1) of this By-law, the following uses shall be permitted: fi) business office (ii) financial institution (iii) furniture or major appliance sales (iv) home improvement centre (v) professional office (vi) restaurant - type A (b) All zone requirements specified in section 3(2) of this By-law shall apply except that if one or more of the uses listed in section 5(6)(a) of this By-law are established: fi) despite section 5(2)(a), the minimum lot area shall be 0d4 hectare; (ii) despite section 5(2)(j)(ii), for all uses listed in section 5(6)(a) of this By-law there shall be provided and maintained a minimum of .5 parking spaces per 100 square metres gross leasable floor area. -2- (c) The aggregate of the gross leasable floor areas of all restaurants, type A shall not exceed 500 square metres; (dj The gross leasable floor area of each furniture or major appliance sales and of each home improvement centre shall not be less than 278 square metres; (e) The aggregate of the gross floor areas of all buildings on the lot shall not be less than 1000 square metres and shall not exceed 2000 square metres. 2, SCHEDULE AMENDMENTS Schedule "I" to By-law 2622/87 is hereby amended by changing from "MI-g" to "MI-8(SC-2#)" the zone designation of the lands designated "M1-8(SC-2#)" on Schedule I attached hereto. 3. BY-LAW 2622/87 By-law 2622/87 is hereby amended only to the extent necessary to give effect to the provisions of this By-law. Definitions and subject matters not specifically dealt with in this By-law shall be governed by the relevant provisions of By-law 2622/87 and By-law 3036, as amended. #. EFFECTIVE DATE This By-law shall take effect from the day of passing hereof, subject to the approval of the Ontario Municipal Board, if required.
