PLANNING & DEVELOPMENT REPORT PD 30-02 ZONING BY-LAW AMENDMENT APPLICATION A % MARSHALL HOMES (DUNBARTON) LIMITED LOTS 111,112,113, PART OF LOTS 114AND 115, PLAN 1051 (EAST SIDE OF FAIRPORT ROAD, NORTH OF WELRUS STREET) Approved As Amended See Recommendation #1 a) Bob Martindale, representing Tony Debruin, stated that he does not oppose this application but wants to ensure that the road in the draft plan does not detrimentally affect future development on his client's lands. b) Ian McCullough, representing Marshall Homes (Dunbarton) Limited, stated that two studies have been completed that will ensure that the road pattern in this draft plan will not detrimentally affect any development contemplated by Tony Debruin. He noted that the landowner abutting the south of this draft plan does not want a fence erected and that any fencing should be determined by the abutting residents. (II) ADJOURNMENT The meeting adjourned at 7:45 p.m. Appendix I Planning Committee PC 2002-7 That the Planning Committee of the City of Pickering having met as a Special Meeting on June 24, 2002 presents its seventh report to Council: 1. PLANNING & DEVELOPMENT REPORT PD 30-02 ZONING BY-LAW AMENDMENT APPLICATION A % MARSHALL HOMES (DUNBARTON) LIMITED LOTS 111,112,113, PART OF LOTS 114AND 115, PLAN 1051 (EAST SIDE OF FAIRPORT ROAD, NORTH OF WELRUS STREET) 1. That Draft Plan of Subdivision Application SP-2002-01 submitted by Marshall Homes (Dunbarton) Limited on behalf of Joe Guzzo-Folario in trust, on lands being Lots 111, 112, 113, Part of Lots 114 and 115, Plan 1051, City of Pickering, to permit the development of a plan of subdivision be APPROVED, subject to the conditions outlined in Appendix I to Planning Report Number PD 30-02 with the deletion of Condition 2.3.1 O(b); and 2. That Zoning By-law Amendment Application A 01/02 submitted by Marshall Homes (Dunbarton) Limited on behalf of Joe Guzzo-Folario in trust, on lands being Lots 111, 112, 113, Part of Lots 114 and 115, Plan 1051, City of Pickering, to establish performance standards to allow the implementation of draft plan of subdivision SP-2002-01, be APPROVED, subject to the conditions outlined in Appendix II to Planning Report Number PD 30-02. 3. That staff be directed to complete informational revisions to the Urban Neighbourhood - Neighbourhood 7: Dunbarton, of the Pickering Official Plan and the Dunbarton Neighbourhood Design Guidelines to reflect the revised road network created through approval of Draft Plan of Subdivision SP-2002-01.
