BY-LAW NUMBER 3707/91
Being a By-law to amend Restricted Area (Zoning) By-law 3036, as amended by By-law
2912/88, to implement the Official Plan of the Town of Pickering District Planning Area,
Region of Durham in Part of Lots 17 and 18, Plan 228, in the Town of Pickering.

WHEREAS the Council of the Corporation of the Town of Pickering passed By-law 2912/88
amending By-law 3036, to amend certain development provisions applicable to the subject
lands;
AND WHEREAS the Council of the Corporation of the Town of Pickering now deems it
desirable to amend Restricted Area (Zoning) By-law 3036 as amended by By-law 2912/88, to
recognize the existing lot frontage of three existing lots and to ensure that the provisions of
Sections 9.3.3.6 and 10.3.6 apply only to lots fronting Rougemount Drive;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF
PICKERING HEREBY ENACTS AS FOLLOWS:
1. SCHEDULE "A" AMENDMENT
Schedule "A" of By-law 3036 is hereby further amended by changing from "R3"
(One-Family Detached Dwelling - Third Density Zone) to "R4" (One-Family Detac, hed
Dwelling - Fourth Density Zone) the zone designation of the lands designated "R4' on
Schedule I attached hereto, being part of Lots 17 and 18, Plan 228, Picketing.
2. TEXT AMENDMENT
(1) Section 9.3.3.6 of By-law 3036, as added by By-law 2912/88, is hereby amended by
inserting the words "having frontage on Rougemount Drive" following the words
"Where any lot or part of a lot".

Section 10.3.6 of By-law 3036, as added by By-law 2912/88, is hereby amended by
inserting the words "having frontage on Rougemount Drive" following the words
"where any lot".
3. EFFECTIVE DATE
This By-law shall take effect from the day of passing hereof subject to the approval of the
Ontario Municipal Board, if required.
