Mrs. Catherine Rose, Planner, gave an overview of the
Brougham, Cherrywood, Green River and Whitevale Development
Plans.
Mr. Bill Cooney, 180l Sprucehill Road, asked if development
of the haml ets wi 11 interfere with the development of an
airport. He al so asked how the Town will encourage the
re-routing of traffic from the hamlets.

Mr. Bill Cooney, 1801 Sprucehill Road, stated that the
application should be refused because the land is swampy
and he asked when sanitary sewers would be installed.
Mr. S. Skaragos stated that other properties in the area
have been severed. He further stated that there will
always be a water run-off problem even if only one house is
built on his property.

Mr. R. Worboy, representing the applicant, stated that he
agrees wi th the recommendati on of the Di rector of
Planning. Mr. Forsythe has been in the Trucking business
for 43 years serving the agricultural community. Mr.
Forsythe bought the property three years ago and has
improved it considerably. The trucking business will be
carri ed out on only a small porti on of the property and
that portion currently used for agri cul tural purposes wi 11
not be infringed upon. The staff recommendation does
provide for strict development controls on the property.

Mrs. Griffiths, 1002 Dalewood Drive, asked if this
community plan amendment would create more traffic on
Dalewood Drive. She stated that when development occurs,
there should be a buffer between the commercial and
residential properties and the trees should be preserved.

outlets; scientific, research or medical
laboratory; and vehicle repair shops;
(c) establish a maximum gross leasable floor area
of 4,420 square metres for the one building
proposed for the site;
(d) establish a maximum gross leasable floor area
of 625 square metres for the one
restaurant-type A to be developed;
(e) restrict the location of assembly halls;
bakeries; commercial, private and public clubs;
commercial-recreational establishments; dry
cleaning depots; merchandise service shops; a
restaurant-type A; sal es outl ets; and vehi cl e
repair shops to those units that front Plummer
Street or Brock Road;
(f) establ ish an aggregate maximum gross 1 easabl e
floor area of 2,210 square metres for assembly
halls; bakeries; business and professional
offices; commercial, private and public clubs;
commerci al-recreational establ i shments; dry
cleaning depots; merchandise service shops; a
restaurant-type A; sales outlets and vehicle
repair shops;
(g) restrict the size of all sales outlets that may
only be accessory to food preparation plants,
light manufacturing plants, merchandise service
shops, warehouses or bakeri es to a maximum of
20% of the total gross 1 easab 1 e floor a rea of
the food preparation plant, light manufacturing
pl ant, merchandi se service shop, warehouse or
bakery;
(h) restrict the size of all dry cleaning depots
that may only be accessory to dry cleaning
establishments to a maximum of 20% of the total
gross leasable floor area of the dry cleaning
establishment;

16. (i) establish a minimum parking requirement as
follows:
(i) 4.5 spaces per 1 ,000 square feet gross
leasable area for the first 5,000 square
feet; plus
(i i) 3.6 spaces per 1 ,000 square feet gross
leasable area for the next 5,000 square
feet; plus
(iii) 2.2 spaces per 1 ,000 square feet gross
leasable area for the next 5,000 square
feet; plus
(iv) 2.4 spaces per 1 ,000 square feet gross
leasable area for the next 55,000 square
feet;
(v) minus 10 percent because of different
