In Planning Recommendation Report 18/90, it is recommended
that the Official Plan Amendment, Draft Plan of Subdivision
and rezoni ng appl i cati on submitted by Gossamer Hill sIne.
to permit residential development on the east side of Dixie
Road, south of the Ontario Hydro Corridor be refused.
Approved

John Donahoe, 1122 Timber Court, Marshall Farms Residents
Association, spoke in support of the recommendation for
refusal. He stated that the site should remain in its
natural state and showed a video presentation of the site.
He expressed concern with respect to traffic and the
proximity to the Cherrywood Transformer Station.
Pat Matte, 1126 Meadow1ane Crescent, on behalf of Mr. Maj,
1128 Meadow1 ane Crescent, spoke in support of the
recommendation for refusal. She stated that exposure to
the e1 ectromagneti c fi el d from the transformi ng stati on is
a safety hazard and that the proposal includes only a
limited play area.

Richard Senechal, 1132 Meadowl ane Crescent, spoke in
support of the recommendati on for refusal. He stated that
the appl i cati on wi 11 generate 250 students and that area
schools are already overcrowded.
Mi chell e Senechal, 1132 Meadowl ane Crescent, spoke in
support of the recommendation for refusal. She stated the
natural heritage of the site shoul d be retai ned and that
trees woul d be destroyed if the appl i cati on is approved.
She added that she has walked the site with the Pickering
Naturalists and they agree that the uniqueness of the site
is a teaching tool for children.
John Marchand, 1138 Meadowlane Crescent, stated the density
is too high for the site and is not compatible with the
surrounding area. He added that the Official Plan
designates the area Open Space, that no further urban
deve 1 opment is proposed therefore no hard servi ces are in
pl ace.

Ron Mortson, 1124 Meadowlane Crescent, stated that the
development is impractible because no infrastructure is in
place.
Bob Bracegirdle, 1134 Meadowlane Crescent, stated that all
Members of Council will receive a copy of the presentations.
Lorel ei Jones, architect on behalf of the appl i cant, spoke
in support of approving the appl ication. She stated that
low density II zoning is compatible and an appropriate land
use and that she considers that the site is within the
urban boundary. She added that preserving trees is a high
priority and that their decisions regarding the development
were based on experts' opinions.

support of approval of the application. She stated that a
market study has been done and that there will be no

Victor Lind, Planning Consultant, on behalf of the owners
of Walnut Grove Pl aza spoke in support of a revi ew of the
Official Plan and a commercial study of the Town's Main
Centra 1 Area.

that his client's future development plans were not taken
