Whites Road be approved.

In Pl anni ng Recommendati on Report 24/90, it is recommended
that the rezoning application submitted by 601842 Ontario
Ltd. to permit the establishment of a temporary parking lot
at the northwest corner of Whites Road and Sheppard Avenue
be refused.
TABLED
Audrey Corbett, 696 Sheppard Avenue, spoke in opposition to
approving the application. She stated her objections are
included in the Planning Recommendation Report.
Sylvia Spencer, 771 Sheppard Avenue, stated that her
concerns are included in the Planning Recommendation Report
and added her opposition to above and/or below ground
parking and the removal of landscaping. She stated there
should be a tow away zone on Sheppard Avenue.

September 20, 1990, presents its seventh report to Council and
recommends:
1. DRAFT PLAN OF SUBDIVISION 18T-89071 AND
REZONING APPLICATION A34/89 SUBMITTED BY
666178 ONTARIO LTD. ON THE SOUTH SIDE OF
FINCH AVENUE, WEST OF WHITES ROAD

That Town Council recommend to Regional Council that Draft
Plan of Subdivision 18T-89071, submitted by Temp1eton-Lepek
Limited, on behalf of the owner, 666178 Ontario Limited, on
lands being Part of Lot 29, Concession 1, Town of
Pickering, be APPROVED AS REVISED subject to the following
conditions:
1.
That this recommendation apply to the plan prepared
by Temp1eton-Lepek Limited, dated: Revised June 25,
1990, Job No. 480, and bearing the Town's
recommendation stamp.
2. That the owner make sati sfactory arrangements with
the Town regarding the required parkland dedication.

3. That the owner enter into a subdivision agreement
with and to the satisfaction of the Town.
4. That the owner make satisfactory arrangements
regarding the provision of all services required by
the Town.
5. That the owner agree to dedicate all road allowances
wi th proper corner roundi ngs and si ght tri ang1 es to

6. That the owner agree to convey to the Town any other
easements as required.
7.
That the owner make sati sfactory arrangements wi th
the appropri ate authori ti es regardi ng the provi si on
of underground wiring, street lighting, cable
television and other similar services.

the satisfaction of the Town.
9. That the owner submit for approval by the Town, site
plans and streets cape elevations showing the location
and relationship of all buildings prior to the
issuance of any building permits.
10. That prior to final registration of this plan, the
owner;

the Town Planning Department;
c) submit a detailed tree preservation
programme to the sati sfacti on of the Town
and agree that no trees be removed unti 1

approved by the Town except as authorized by
the Di rector of Communi ty Servi ces and
Facilities, and such programme to be
prepared in conjunction with the proposed
grading plan and engineering design plans
for the subject property;
d) satisfy the Town's Director of Public Works
respecting the approval of the submitted
detailed soils analysis report.
11. That the owner make satisfactory arrangements
with the Town regarding the removal, demolition
and/or retenti on of all structures on the subj ect
property.

12. In accordance with Town policy, the owner satisfy
the Town IS Di rector of Publ i c Works wi th respect
to an appropriate financial contribution toward
the future installation of a sidewalk and
upgrading of street lighting along the Finch
Avenue frontage of the subject property.
13. That an architectural statement required by the
subdi vi s i on agreement shall address the bui 1 di ng
envelope with special emphasis on driveway
locations for Lots 30 to 35 of the Staff
Recommended Plan.

14. That the release of the Draft Plan of Subdivision
be wi thhel d by the Regi on of Durham unti 1 such
time as the Regi on of Durham Pl anni ng Department
is sati sfi ed that the students generated by thi s
draft plan requiring accommodation within a
separate school may be accommodated at an
existing separate school within the Town of
Pickering.
15. That Blocks 46 to 58 be developed for residential
purposes in conjunction with abutting lands to
the west and that these Blocks be mai ntai ned to
the sati sfacti on of the Town unti 1 such time as
they are developed.

of the Town's Planning Department.;
(c) the applicant enter into an appropriate

limited to, requirements respecting:
(i) the continued compliance of the
subject property with the
Town-approved site plan;
(ii) co-operation with the Town in such
areas as refuse collection, snow

and fence maintenance.
