BY CANUCK GREEN HOLDINGS LTD. ON THE
SOUTHEAST CORNER OF BAYLY STREET
AND WEST SHORE BOULEVARD

In Planning Recommendation Report 6/90, it is recommended
that the rezoni ng appl i cati on submitted by Canuck Green
Holdings Ltd. to permit a condominium townhouse development
on the southeast corner of Bayly Street and West Shore
Boulevard be approved.

Frances Allard, 925 Bayly Street, spoke in opposition to
the application. She stated that townhouses are not
compatible in an area of single family homes and that the
proposal will increase traffic in the area. She asked if
any Town property was sol d to the app1 i cant and if the
watercourse through the property will be covered over.
He stated the proposal will add more traffic

Directors of Ontario Condominium Corporation #2, asked if a
Police report is on file commenting on traffic volume and
accidents. He stated children's safety is affected due to
increased traffic on Bayly Street and West Shore
Boulevard. He added that the applicant has permitted the
residents of 925 Bayly Street to use the property for
overflow traffi c for many years but now is chargi ng a
renta 1 fee.

Martin t1ende10w, on behalf of Canuck Green Holdings Ltd.,
spoke in support of the application and the Staff
Recommended Plan. He stated that the property is zoned
commercial which he feels would not be a benefit to the
community and that all resident and agency concerns have
been addressed. He added that his firm acted in good faith
in allowing the residents of 925 Bayly Street to use their
vacant 1 and for parki ng purposes but 1 ega1 counsel
recommended that a rental agreement be entered into to
prevent the possibility of liability.

In Planning Recommendation Report 7/90, it is recommended
that the application to amend the Minister1s Zoning Order
submitted by P. Wellman to permit severance to create a
residential lot with 60 metres frontage on the east side of
Sideline 12, north of Concession 8 Road be approved.

Mr. C. De Graauw stated his support of the application.
David Hayne, resident north of the subject property, stated
his support of the application.

Town of Pickering has no objection to the approval of
Minister's Zoning Order Amendment Application
18-Z0-0298902(1) submitted by P. Wellman to permit the
severance of a 0.8 hectare residential lot providing 60
metres frontage on Si del i ne 12 from the subject property
being Part of Lot 12, Concession 8, Town of Pickering,
subject to the following condition:
1. That any amending regulation respecting this
application include building setback requirements
which conform to those required by the Town of
Pickering Zoning By-law 3037 (Section 6.2.1) for
residential uses in an Agricultural Zone.
