A Statutory Public Information Meeting pursuant to Section 34 of the
Planning Act was held by the Pickering Town Council on Monday,
December 9, 1991 at 7:30 p.m.

1. An explanation of the application, as outlined in
Informati on Report #33/91, ~as gi ven by Jennifer McCarthy,
Planner 1.

Catherine Tredway, architect on behalf of the applicant,
stated that the proposed development wi 11 i ncl ude heri tage
reproductions and is compatible with the physical
characteri sti cs of the haml et. There wi 11 be no
significant increase in traffic, the abutting property
owners will not be adversely impacted with respect to
drainage or water and that mature foliage will be retained.
3. John Bryant, Greenwood, spoke in opposition to the
application. He stated that the proposed frontages are too
narrow and i nappropri ate in the haml et, that gradi ngs and
elevations will affect neighbouring properties and
requested that a full engineering study and tree
preservation plan be submitted.

4. Robert Cattle, Greenwood, spoke in opposition to the
application. He objected to the frontages, the loss of
privacy and expressed his concern with respect to the
impact of drainage on septic systems and wells of abutting
property owners.

Ron Hoar, Greenwood, spoke in opposition to the
application. He objected to the frontages, the substantial
elevation differences and the affect on well s and septic
systems. He stated that if the application is approved, it
wi 11 set a precedent that does not conform in the haml et.
He asked for clarification of the 75 foot frontages, the 28
foot roadway and the term "family" project.

6. Doug Morden, abutti ng property owner to the west, obj ected
to the elevations because his privacy will be intruded upon
and will deval ue hi s property. He expressed concern on how
much additional flow from septic systems and wells the
underground water can handle.
7. Raymond Binns, Trimbles Lane, expressed his opposition to
the 14 foot frontages and the adverse affect on the
watercourse.
8. Mi ke Ni cho 1 son, property owner to the north, obj ected to
the proposed frontages and stated his privacy will be
affected.

Catheri ne Tredway, archi tect on behalf of the appl i cant,
responded that a precedent wi 11 not be set because thi s is
the last property in the hamlet to be developed and the key
lot confi gura ti on is simil ar to Trimb 1 es Lane. The
proposal could accommodate a 66 foot road allowance but it
is not necessary because there are no municipal services to
be installed. The proposal is heritage sensitive, rear
yard privacy is sympathetic and it is appropriate
development for long term use in the community.
