STATUTORY PUBLIC INFORMATION MEETING MINUTES
A Statutory Public Meeting was held by the Pickering Town Council on
Monday, October 22, 1990 at 7:30 p.m.

(I) REZONING APPLICATION A18/89 AND REVISED DRAFT PLAN OF
SUBDIVISION 18T-88077(R) SUBMITTED BY COUGS INVESTMENTS
(PICKERING) LTD. ON THE EAST SIDE OF VALLEY FARM ROAD,
SOUTH OF ALPINE LANE
1. An explanation of the application, as outlined in
Information Report #44/90, was given by Lynda Taylor,
Manager, Current Operations Division.

Ted Cicieura, on behalf of the applicant, stated the draft
plan of subdivision has been amended because the market has
changed and the product must change in order to be
marketable.

3. A resident on Duberry Drive, objected to the development.
She stated this plan is not in character and although it
may good for the developer in the short term, it will not
be for the Town in the future.
4. John Coubrough, 2350 Wildwood Crescent, objected to the
proposal. He stated there will be a 30% increase in
traffic and the increased density will affect school
capacities and services and utilities. He added that this
proposal is not compatible with the surrounding area.
Ted Cicieura stated the Official Plan permits a range of
housing types, that this application is compatible, that
stress on utilities should be investigated by appropriate
agencies and that traffic and children1s safety is not
significantly affected by the increase in the number of
units. He added that the school boards did not object to
the application and that the adjustment in housing range is
needed as a result of the economy.

2. Ted Cicieura, on behalf of the applicant, stated the 40
foot frontage lots in the proposal are compatible with the
45 foot frontage lots in the area and grading will be done.
3. Ron Cushman, 613 Amberwood Crescent, stated area residents
were told by Bramalea sales representatives that there
woul d be a lower density on these 1 ands and that thi s
proposal has a higher density. He submitted a list of 295
names to be added to the circulation list. He added that
the size of the house and lot are important.
4. Gertrude Pavek, 649 Weyburn Square, spoke in opposition to
the application. She stated the increased density will
result in five houses being adjacent to two and a half
houses and that this is not compatible.
John Burgess, 638 Amberwood Crescent, spoke in opposition
to the application. He stated that the executive home
market is not affected by the economy.

Joyce Burgess, 536 Gardenview Square, stated the density is
not compatible and asked what grading would be done.
Ted Ci ci eura stated there wi 11 be four feet between houses
and berming, grading and retaining walls. He was not aware
of Bramalea's plans but these houses will be quality built
despite the slightly smaller lot size and values of area
houses will not be affected. He is willing to meet with
the residents to resolve their concerns.
