PART OF LOT 32. CONCESSION 1
1. An explanation of the application, as outlined in Information Report No. 2/94, was
given by Valerie Rodrigues, Senior Planner.
2.
Peter Landolt, representing the applicant, stated that the original application was
submitted prior to the Altona Forest acquisition process. A new proposal has been
prepared to address the M.T.RC.A's proposed acquisition area. The new
proposal provides for approximately one acre of land to be designated for
acquisition by the M.T.RC.A; the number of units has been reduced; there will be
two access points to the subdivision from the north; and there will be a walkway
into the Altona Forest. Development will be comprised of quattroplexes, semi-
detached houses, townhouse units, a block for affordable housing and commercial
uses of approximately 20,000 square feet. He requested that the commercial block
be put under a holding zone pending the completion of the necessary market
studies. In response to a question from Councillor Pistritto, Mr. Landolt stated
that the one acre parcel of the applicants land that is designated to be part of the
Altona Forest will be purchased by the M.T.RC.A and he indicated that the
Ministry of Natural Resources is reviewing the boundaries of the proposed
acquisition.
3.
Richard Ward stated that he understands that the subject lands are zoned "A"
Agricultural and that the existing use of the lands is a violation of the zoning by-
law.

issue to be considered at the March 28th, 1994 Ontario Municipal Board hearing
on the Altona Forest is the delineation of the boundary of the Forest and the
acquisition of the lands by the M.T.R.C.A. Although the draft plan has been
referred, it will not be considered at the March 28th hearing. A number of other
matters such as storm water management, retail market studies, servicing capacity
and the specific mix of housing have yet to be resolved.
