DRAFT PLAN OF SUBDIVISION 18T-87066 (SECOND REVISION)
ZONING BY-LAW AMENDMENT A 67/87 (SECOND REVISION)
PHILO INVESTMENTS LTD.
LOTS 1 - 5 AND BLOCK 6, PLAN 329
(WEST SIDE OF WOODVIEW AVE. NORTH OF PINEGROVE AVE.)
'-"
1. An explanation of the application, as outlined in Information Report No 14/94,
was given by Linda Taylor, Manager, Current Operations Division.
2. Bill Neill, 1887 Woodview Avenue, stated that the subject lands fall within the
Special Policy Area which states that future development should be compatible
with the existing neighbourhood. The existing properties have frontages of not
less than fifty feet and therefore the proposed semis and eleven metre lots would
not be compatible. He understands that there may be quattroplexes in this
development and indicated that this would certainly not be compatible with the
existing neighbourhood. The trees on the subject lands should be preserved.
3.
Linda Taylor responded by stating that the quattroplexes have been deleted from
the application and is concerned about the Design Precinct that the subject lands
fall into. The developer will be required to submit a tree preservation plan to the
Town.

(II) DRAFT PLAN OF SUBDIVISION 18T-92013 (REVISED)
ZONING BY-LAW AMENDMENT A 15/92 (REVISED)
R. AND I. COZZI
PART OF LOTS 1 TO 4, PLAN 329
(NORTHWEST CORNER OF PINE GROVE AVE. AND WOODVIEW
AVE.)
1. An explanation of the application, as outlined in Information Report No. 13/94,
was given by Linda Taylor, Manager, Current Operations Division.
2.
Peter Landolt, representing the applicants, stated that this is a revised application
and is proposed to be developed in conjunction with the lands to the north. The
fourteen metre lots that front onto Pine Grove Avenue meet the requirements of
the Special Design Precinct and he is able to provide affordable housing in the plan
to the north.
',-"
3. Bill Neill, 1887 Woodview Avenue, stated that the eleven metre lots are not in
character with the existing neighbourhood as required by the Special Design
Precinct. The subject lands were subject to severe tree cutting about two years
ago and now the owners should be required to provide a very comprehensive tree
planting and preservation plan to make up for this.

4.
Peter Landolt responded that he has provided the Town with a tree planting plan
and will be preserving the trees that flank. Woodview Avenue.
