Sylvia Spencer, 771 Sheppard Avenue, stated that she is concerned about loosing
the motel/hotel zoning and is concerned about public club uses that are noisy. Any
restaurant allowed on the subject lands should not be permitted to have a drive-
through. The parking lot is too vast and it was her understanding that there were
policies that discouraged parking lots that appear large from the roadway. She
asked if the venting systems on the proposed buildings will be seen from St. Paul's
Church. The entrance to the plaza should be angled somewhat to allow for poor
conditions at the intersection of Fairport Road and Sheppard Avenue and this
intersection should be examined. She noted that there is more noise from Highway
#401 since the trees have been cut down to provide for the widening. She is
concerned about cars parking on Merritton Road and stated that a study should be
undertaken to determine if this application is commercially viable.
