BY-LAW NUMBER 3872/91
Being a by-law to adopt Amendment Number 65 to the District Plan for the Town of
Pickerlng
WHEREAS pursuant to the Planning Act, 1983, S.O. 1983, c. 1, subsections 17(6) and 21(1),
the Council of the Corporation of the Town of Picketing may by by-law adopt amendments to
the District Plan for the Town of Picketing, being an official plan, and submit them to the
Minister of Municipal Affairs for approval;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF
PICKERING HEREBY ENACTS AS FOLLOWS:
Amendment Number 65 to the District Plan for the Town of Pickering, attached hereto
as Exhibit "A" and including the Explanatory Text, is hereby adopted.
The Clerk of the Town of Picketing is hereby authorized and directed to submit
Amendment Number 65 to the District Plan for the Town of Pickering to the Ministry of
Municipal Affairs for approval.
3. This By-law shall come into force and take effect on the day of the final passing hereof.
By-law read a first, second and third time and finally passed this
1991.

AMENDMENT NO. 65
TO THE
TOWN OF PICKERING DISTRICT PLAN
(TOWN CENTRE COMMUNITY PLAN)
AMENDMENT NO. 65 TO THE TOWN OF PICKERING DISTRICT PLAN
(TOWN CENTRE COMMUNITY PLAN)
PURPOSE:
The purpose of this amendment is to permit an 88 unit, 6 1/2 storey
senior citizens apartment building on the subject lands.
LOCATION:
The subject lands are approximately 0.3 hectares in size and are located
on the east side of Pxckering Parkway between Portland Court and
Dreyber Court.
The lands are generally described as Part of Block D, Plan M-1024, Town
of Pickering.
BASIS:
The amendment has been determined to be appropriate because of the
growing need to establish senior citizen accommodation in the Town, the
convenient location of the subject property relative to shopping, parks,
public transit and other community facilities, and the compatibility of the
proposal with existing and proposed surrounding development.
ACTUAL
AMENDMENT:
The Town of Pickering District Plan (Town Centre Community
Plan) is hereby amended by:
1. Deleting the second paragraph of section 3.E.(e) of the Town Centre
Community Plan in ~ts entirety; and replacing it with a new section
3.E.(O ms follows:
3.E.(f)
in the Brock West area, High Density II residential uses
may be permitted as a component of the "Mixed Uses"
designation. A densi,ty bonus may be permitted for the
provision of senior citizen accommodation. However, such
bonuses shall only be established by site specific
amendments to the zoning by-law. In determining whether
to approve a site specific amendment, Council shall
consider the following factors:
(i)
that the building form, site design and resultant
density are compatible with surrounding land uses;
(ii) that the development can be adequately serviced;
and
(iii)
that the zoning by-law amendment application is
accompanied by a site plan showing the general
location of all proposed buildings and structures,
parking areas, access points, and landscaped areas,
and by an elevation drawing or drawings showing
the massing and conceptual design of the proposed
buildings and structures. These plans and drawings
shall be satisfactory to the Town.
A Medium Density I residential component may be
permitted within the "Mixed Uses" designation on a parcel
of land approximately 0.4 hectares in area, in the vicinity of
Pickering Parkway, Denmar Road and Geta Circle. This
development shall be limited to a maximum of 14 dwelling
units.
2. Renumbering the existing sections 3.E.(0, (g) and (h) as sections
3.E.(g), (h) and (i).

IMPLEMENTATION: The provisions set forth in the Town of Pickering District Plan, as
amended, regarding the implementation of the Plan shall apply in
regard to this Amendment.
INTERPRETATION:
The provisions set forth in the Town of Pickering District Plan, as
amended, regarding the interpretation of the Plan shall apply in
regard to this Amendment.
