BEING A BY-LA!~ TO A~EMD B¥-LA!~! NU~BER 2572 AS AMENDED.
WHEREAS the Council of the Township of Picketing. deems it desirable
{d"~me~d the provisions of By-law Number 2572, as amended;
N~F TMfiREFORE~ the Council of the Corporation of the Township of
Pickering ENACTS-AS-FOLL-~'~S':
A. TEXT AMENDMENTS

1. Section 2.33 be and the same is hereby amended by adding
thereto the following words, "and shall not include a
basement recreation room."
2. Section 5.7 be and the same is hereby deleted
3. Section 5.20.2(e) be and the same is hereby amended by
adding thereto the following words, "and in the case of
individual retail stores shall be not less than two (2)
parking spaces."
4. Section 6.2 be and the same is hereby deleted and the
following substituted therefor:
6.2 LOTS IN RESIDENTIAL ZONES - UNSERVICED
Nothing in this By-law shall prevent the erection of
a one-family dwelling on a lot located in any
residential zone, provided that the dwelling to be so
erected complies with the requirements of that
particular zone, but where there is neither a
municipal sewer nor piped municipal water supply
available, then such lot shall not be less than
15,000 square feet in area, or where a piped water
supply only is available, then the lot shall not be
less than 8,000 square feet in area.
6.2.1 EXISTING LOTS IN RESIDENTIAL ZONES
NotWithstanding the provisions of Section 6.2 where
a lot in a Residential Zone on the date that this
By-law was passed by Council, has insufficient
frontage and area to permit the owner thereof, (or
any person who purchases or acquires such lot from
the owner), to comply with the provisions of Section
6.2 for such lot, and such owner is not on the day
of passing of this By-law (and such purchaser is
not at the date of such purchase or acquisition)
the owner of such area of vacant land abutting
such lot, as together with the area of said lot,
would permit compliance with this By-law for such
lot, this By-law shall not prevent the erection of
one, one-family dwelling thereon provided that such
lot meets with the requirements for a lot serviced
with a municipal water supply and a sanitmry se~'r
system for the zone in which the lot is located, and
approval of the Medical Officer of Health is
obtained.
S. Section 7.4 be and the same is hereby amended in respect
to Floor Area by adding after the words "Minimum llS0
square feet" the words "for lots of less than 10 acres
in area and 2000 square feet for lots of 10 acres or more
in area", so that it shall now read as follows:
Floor Area - Minimum 1150 square feet for lots of less
than 10 acres in area and 2000 square feet
for lots of 10 acres or more in area.

Section 7.5 be and the same is hereby deleted.
7. Section 11.2.2 be and the same is hereby amended in
respect to Rear Yard, by adding thereto the following
words, "except where a Local Commercial Zone C1 rear
yard abuts a street or Residential Zone, the minimum
rear yard shall be forty (40) feet."
8. Section 12.2.2 be and the same is hereby amended in
respect to Rear. Yard, by adding thereto the following
words, "except where a General Commercial Zone C2 rear yard
abuts a street or Residential Zone, the minimum rear yard
shall be sixty (60) feet."
9.. Section 15.2.1 be and the same is hereby amended by
deleting therefrom the figures "7,S00" and inserting
therefor the figures "10,000" so that it shall now
read as follows:

10~ Section 13.2.2 be and the same is hereby amended in respect
to Rear Yard by adding thereto the following words, 'except
where a Highway Commercial Zone C3 rear yard abuts a street
or Residential Zone, the minimum rear yard shall be forty
{40) feet."
11. Section 15.2 be and the same is hereby amended by adding
thereto Section 15.2.4
"Lot Frontage" - Minimum 12S feet
12. Section 14.2.1 be and the same is hereby amended in respect
to Side Yard, by adding thereto after the words, "is a

residential zone" the words, parking shall be permitted
closer than 25 feet to any such side lot line" so that it
shall now read:
Side Yard - Minimum 1S feet
- Minimum 100 feet when contiguous to a residential
zone or when flanking a King's Highway or when
on the opposite side of the street to the flank
lot line in a residential zone. No parking
shall be permitted closer than 2S feet to any
side lot line
13. Sections 1S, 16 and 17 be and the same are hereby amended
by adding thereto respectively sections 1S.2.2, 16.2.3
and 17.2.4 as follows:
No building or structure shall be located closer than
200 feet from the high water level, the spring flood
limits or the top of the bank of any river, creek
or lake except buildings of a public utility, a
marina or such similar use as considered appropriate
by the'Committee of Adjustment upon specific
application thereto."

14. By-law 2572 as amended be and the same is hereby re-
numbered as follows: ~
Section 18 becomes Section 19
Section 19 becomes Section 20
1$. By-law 2572 as amended be and the same is hereby further
amended by adding thereto new Section 18:
SECTION 18 - PIT AND QUARRY ZONE "Q"
The following provisions shall apply in all PIT AND QUARRY
ZONES Q:
No person shall hereafter change the use of any building
structure or land nor erect and use any building or
structure except in accordance with the following
provisions:
18.1 USES PERMITTED
The excavation of sand, gravel ballast and other surface
and sub-surface minerals. Buildings, structures and uses
accessory to the foregoing including a dwelling for a
caretaker or watchman and all uses permitted under Section
7.1.2
18.2 'AREA REQUIREMENTS FOR BUILDINGS AND STRUCTURES
Lot Prontag~ - Minimum Nil
Lot Area - Minimum Nil
Front Yard - Minimum 50 feet
Rear Yard - MinimUm SO feet .
Side Yard - Minimum 50 fe~t
Floor Area
~(A¢eessory Dwelling) - MSnimum 750 square feet
Lot Coverage
(Buildings & Structures) - Maximum 10 per cent
18.3 SPECIAL REQUIREMENTS - EXCAVATIONS
No ~xcavation shall be permitted closer than two hundred
(200) feet to any area zoned for ~esidential or Commercial
or Village purposes.
.~ No excavation shall be permitted clo~er than one hundred

B. SCHEDULE 'A' AMENDMENTS

4. Scheudle 'A' of By-law 2572 be and the same is hereby
amended by deleting therefrom in Lot 26, Concession 1,
and being part of Registered Plan 353, the symbol 'R4'
and substituting therefor the symbol 'R3' as indicated
on the attached map and designated as B-4.
5. Schedule 'A' of By-law 2572 be and the same is hereby
amended by deleting therefrom in Lot 4, Broken FrOnt
Range 2, the symbol 'G' and substituting therefor the
symbol 'A' as indicated on the attached map and
designated as B-S.
6. Schedule 'A' of By-law 2572 be amended to provide that
"pit and quarries" zone in Lot 21 and 22, Concession 2,
be shown as "Q".
c. By-law Number 2572 be and the same is hereEy repealed and
amended only to the extent necessary to give effect to
the provisions of this By-law.
D. No part of this By-law shall come into force without
the approval of the Ontario b~unicipal Board, but subject
to such approval, the By-law shall take effect from the
date of the passing thereof.
