THE CORPORATION OF THE TOWN OF
BY-LAW NUMBER 1696/83
PICKERING
Being a Restricted Area By-law to amend
Restricted Area By-law 3036, as amended,
to implement the Official Plan of the
Town of Pickering District Planning Area,
Region of Durham, in Part of Lots 21 and
22, Concession 1, in the Town of Pickering.
WHEREAS the Council
deems it desirable
commercial complex
lands;
of the Corporation of the Town of Pickering
to allow the expansion of an existing
with revised parking standards on the subject
AND WHEREAS an amendment to By-law 3036, as amended, is therefore
deemed necessary;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF
PICKERING HEREBY ENACTS AS FOLLOWS:
Schedule "A" to By-law 3036, as amended is hereby further
amended by changing from "C3" (Highway Commercial Zone),
"Ml" (Storage & Light Manufacturing Zone), "MlS" (Business
Office), "G" (Greenbelt-Conservation Zone), "H" (Future
Development Reserve) and "CO" (Commercial Office) to "C2"
(General Commercial Zone) the zone designation of lands
designated "C2" on Schedule "I" hereto being Part of Lots
21 and 22, Concession 1.

Section 12 - General Commercial Zone of By-law 3036, as
amended, is hereby further amended by adding thereto the
following subsection:
12.4.4 Part of Lots 21 and 22, Concession
Notwithstanding Section 2.57 (Definitions Parking Space)
and Section 5.21.1 (Minimum Off Street Parking - Local and
General Commercial) the lands designated "C2" on Schedule
"I" to By-law 1581/$2 shall be subject to the following
definition and requirements:

"parking space" shall mean a usable and accessible
area of not less than 15.95 square metres, for the
temporary parking of a vehicle, but shall not include
any portion of a parking aisle or driveway;
(2)
parking shall be provided on the subject lands at a
ratio of a minimum of 5.0 parking spaces for each
93 square metres or part thereof of gross leasable
area on the subject lands.
This By-law shall take effect from the day of passing
hereof, subject to the approval of the Ontario Municipal
Board, if required.
