BY-LAW NUMBER 3677/91
Being a Zoning By-law to amend By-law 2497/87, as amended, which By-law
amended Restricted Area (Zoning) By-law 3036, as amended, to implement
the Official Plan of the Town of Picketing District Planning Area, Region of
Durham, in Part of Lot 32, Range 3, Broken Front Concession, in the Town
of Picketing. (A 26/89)
WHEREAS the Council of the Corporation of the Town of Picketing passed By-law
2497/87, amending By-law 3036, as amended, to permit the establishment of restricted
light industrial uses and a greenbelt-conservation area on lands being Part of Lots 31
and 32, Range 3, Broken Front Concession, Town of Pickering;
AND WHEREAS the Council of the Corporation of the Town of Pickering has
amended By-law 2497/87 to permit various other uses including a business and
professional office, restaurant, home improvement centre, club, personal service shop,
and neighbourhood convenience store on lands being Part of Lot 32, Range 3, Broken
Front Concession, Town of Pickering;
AND WHEREAS the Council of the Corporation of the Town of Pickering now deems
it desirable to further amend By-law 2497/87, as amended, to permit a rental
establishment that is limited to the rental of home and office related equipment, and a
video store on lands being Part of Lot 32, Range 3, Broken Front Concession, Town of
Picketing;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN
OF PICKERING HEREBY ENACTS AS FOLLOWS:
1. TEXT AMENDMENTS
(1) Section 4. of By-law 2497/87, as amended, is hereby amended by adding
thereto the following:
(24)
"Rental Establishment. Type A" shall mean a building or part of a
building .in which tools, appliances, office machines, furniture, or
entertmmng and catering supplies are offered or kept for offer for rent
directly to the public, but does not include the rental of motor vehicles
or industrial equipment, and does not include a video store;
(25)
"Video Store" shall mean a building or part of a building in which
video cassette recorders and tapes and accessories thereto are stored,
serviced, displayed and offered for rent or retail sale to the public for
use off the premises only;
(2) Section 5.(3)(a) of By-law 2497/87, as amended, is hereby amended by
adding thereto the following:
(xvii) rental establishment, type A
(xviii) video store
(3) Section 5.(3) of By-law 2497/87, as amended, is hereby amended by revoking
clause (f) and substituting therefor the following:
(f)
The aggregate of the gross leasable floor areas of all commercial clubs,
commercial schools, dry cleaning depots, dry cleaning establishments -
non-venting, laundromats, neighbourhood convenience stores,
office-associated commercial establishments, personal service shops,
private clubs, public clubs and video stores shall not exceed 50 percent
of the gross leasable floor area of all buildings on the lot;

Section 5.(3) of By-law 2497/87, as amended, is hereby amended by revoking
clause (g) and substituting therefor the following:
(g)
The gross leasable floor area of each commercial club, commercial
school, dry cleaning depot, dry cleaning establishments - non-venting,
laundromat, neighbourhood convenience store, office-associated
commercial establishment, personal service shop, private club, public
club and video store shall not exceed 750 square metres.
BY-LAW 2497/87
By-law 2497/87 is hereby amended only to the extent necessary to give effect to
the provisions of this By-law. Definitions and subject matter not specifically dealt
with in this By-law shall be governed by the relevant provisions of By-law 2497/87,
as amended, and By-law 3036, as amended.
3. EFFECTIVE DATE
This By-law shall take effect from the day of passing hereof subject to the approval
of the Ontario Municipal Board, if required.
