Further to Council's approval of Zoning By-law 6020~02 on September 17, 2002
that designated the subject lands as "R4" with an "(H)" - Holding Symbol, this
Department has prepared a draft amending by-law to remove the "(H)" - Holding
Symbol from the subject lands (see attached Location Map). The draft
amending by-law is attached for the consideration of City Council at its meeting
scheduled for November 4, 2002.
Prior to an amendment to remove the "(H)" holding symbol preceding the
"R4" Zone designation on the subject lands, the owner is required to provide the
City with drawings that show how the basement will be converted from three (3)
dwellings units to one (1) dwelling unit. Such drawings are to reflect no change
in the building footprint of the existing dwelling or substantive change to the
exterior elevation of the existing dwelling. The owner is to provide the City of
Pickering with a letter of undertaking that all works required to convert the
existing basement of the house from three (3) dwellings units to one (1) dwelling
unit will be completed by the owner within six months of the date of the amending
by-law.
The owner has submitted plans to the satisfaction of the City of Pickering and
provided the City with an acceptable letter of undertaking for the completion of
the required works.
Therefore, the property owner has satisfied the requirements for the lifting of the
(H) Holding Symbol.

The purpose and effect of this by-law is to lift the (H) Holding Symbol designation
to permit one accessory dwelling unit on the subject lands.

THE CORPORATION OF THE CITY OF PICKERING
BY-LAW NO 6050/02
Being a By-law to amend Restricted Area (Zoning) By-law 3036, as
amended, by By-law 6020/02, to implement the Official Plan of the City of
Pickering, Region of Durham, Lot 2, Plan 473, in the City of Pickering.

WHEREAS the Council of the Corporation of the City of Picketing passed
By-law 6020/02 on September 17, 2002, to permit the development of one accessory
dwelling unit within the existing house, Lot 2, Plan 473, in the City of Pickering;
AND WHEREAS By-law 6020/02 includes an "(H)" Holding Symbol preceding the
residential zoning on the lands, which has the effect of preventing any accessory
dwelling unit from occurring until such time as the owners submits a plan to the
City's satisfaction and provides a letter of undertaking that all works required by
the owner will be completed within six months;
AND WHEREAS the owners have now provided the required plan and submitted
the letter of undertaking, all to the City's satisfaction;
AND WHEREAS an amendment to amending By-law 6020/02, to remove the
"(H)" Holding Symbol preceding the residential zoning on the subject lands is
therefore deemed appropriate;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE CITY OF
PICKERING HEREBY ENACTS AS FOLLOWS:
1. SCHEDULEI
Schedule I to By-law 6020~02, is hereby amended by removing the
"(H)" Holding Symbol preceding the "R4" Zone designation on the
subject lands as set out on Schedule I attached hereto.
TEXT AMENDMENT
Sections 1 .(3)(a) and 1 .(3)(b) of By-law 6020/02 are hereby repealed.
AREA RESTRICTED
By-law 3036, as amended by By-law 6020/02, is hereby further
amended only to the extent necessary to give effect to the provisions of
this By-law as set out in Section 1 above, and as set out in Schedule I
attached hereto. Definitions and subject matter not specifically dealt with
in this by-law shall be governed by the relevant provisions of
By-law 3036, as amended.
EFFECTIVE DATE
This By-law shall take effect from the day of passing hereof.
