BY-LAW NUMBER 4354/93
Being a By-law to amend Restricted Area ~Zoning) By-law 3037, as amended, to
implement the Official Plan of the Town of Pmkering District Planning Area, Region
of Durham in Part of Lot 30, Concession 3, in the Town of Pickering. (A 31/92)
WHEREAS the Council of the Corporation of the Town of Pickering passed By-law 2675/88,
amending By-law 3037 to establish certain hamlet residential and hamlet commercial uses in
the Hamlet of Cherrywood;
AND WHEREAS the Council of the Corporation of the Town of Pickering now deems it
desirable to amend By-law 2675/88 to permit the establishment of a Place of Religious
Assembly on lands described as Part of Lot 30, Concession 3 in the Town of Pickering;
NOW THEREFORE THE COUNCIL OF TI-IE CORPORATION OF THE TOWN OF
PICKERING HEREBY ENACTS AS FOl I OWS:
1. TEXT AMENDMENT
(1) Section 4 of By-law 2675/88 is hereby amended by adding thereto the following:
(3) "Place of Relieious Assemblv" shall mean a building or part of a building where
persons assemble for conterhplative, counselling, educational or other purposes
of a religious nature, which may include social, recreational, and charitable
activities, and offices for the administration thereof.
(2)Section 5 of By-law 2675/88 is hereby amended by adding thereto the following:
(5) (a) Uses Permitted "(I)PRA" Zone
No person shall within the lands designated "(I)PRA" on Schedule A
attached hereto use any lot or erect, alter or use any building or structure for
any purpose except the following:
(i) Place of Religious Assembly
(b) Zone Requirements "(1)PRA" Zone
No person shall within the lands zoned "(1)PRA" on Schedule A attached
hereto use any lot or erect, alter or use any building except in accordance
with the following provisions:
(i) LOT AREA (minimum): 0.8 of a hectare
(ii) LOT FRONTAGE (minimum): 60 metres
(iii) FRONT YARD DEPTH (minimum): 9.0 metres
(iv) SIDE YARD WIDTH (minimum): 3.0 metres
(v) FLANKAGE SIDE YARD WIDTH (minimum): 9.0 metres
(vi) REAR YARD DEPTH (minimum): 9.0 metres
(vii) LOT COVERAGE (maximum): 25 percent
(viii) BUILDING HEIGHT (maximum): 12 metres
(ix) GROSS FLOOR AREA (maximum): 500 square metres

(x) PARKING REQUIREMENTS:
A For the purpose of this clause "parking space" shall mean a
useable and accessible area not less than 2.6 metres in width and
5.3 metres in length, for the temporary parking of a vehicle, and
shall not include any portion of a parking aisle or driveway;
B There shall be provided and maintained on the lot a minimum of
one parking space per four persons capacity;
C The provisions of Section 5.19.2a) of By-law 3037 shall not apply
to the lands zoned "(I)PRA" on Schedule A.
2. SCHEDULE AMENDMENT
Schedule I to By-law 2675/88 is hereby amended by changing the zone from "HMR2" to
"(1)PRA" for the lands shown on Schedule A attached hereto.
3. BY-LAW 2675/88
By-law 2675/88 is hereby amended only to the extent necessary to give effect to the
grovisions of the this By-law as it applies to the lands set out in Schedule A attached
ereto. Matters not specifically dealt with in this By-law shall be governed by the relevant
provisions of By-law 2675/88 as amended, and By-law 3037, as amended.
4. EFFECFIVE DATE
This By-law shall take effect from the day of passing hereof subject to the approval of the
Ontario Municipal Board, if required.
