HomeMy WebLinkAboutBy-law 4428/94 THE CORPORATION OF THE TOWN OF PICKERING BY-LAW NUMBER 44&g/94 Being a By-law to adopt Amendment Number 83 to the District Plan for the Town of Picketing (OPA 93-003/P WItEREAS pursuant to the Planning Act, R.S.O. 1990, chapter. P. 13, Subsections 17(6) and 21(I), the Council of the Corporation of the Town of Picketing may by by-law adopt amendments to the District Plan for the Town of Pickering, being an official plan, and submit them to the Minister of Municipal Affairs for approval. NOW TtIEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF PICKERING HEREBY ENACTS AS FOLLOWS: I. Amendment Number 83 to the District Plan for the Town of Picketing, attached hereto as Exhibit "A" and including the Explanatory Text, is hereby adopted. 2. The Clerk of the Town of Picketing is hereby authorized and directed to submit Amendment Number 83 to the District Plan for the Town of Picketing lo the Ministry of Municipal Affairs {'or approval. 3. TAYLOR CLERK Exhibit "A" to By-Jaw /94 AMENDMENT NO. 83 TO THE TOWN OF PICKERING DISTRICT PLAN (Town Centre Community plan) AMENDMENT NO. 83 TO THE PICKERING DISTRICT PLAN (Town Centre Community Plan) PURPOSE: The purpose of this amendment is to permit the development of high density residential uses in addition to the currently permitted hotel commercial uses. LOCATION: The subject lands are approximately 2.0 hectares in size, located on the east side of Picketing Parkway, bounded by Highway No. 401 on the south and Brock Road on the east. The lands are generally described as Block E, Block F, and Block G, Plan M-1024, in the Town of Picketing. BASIS: The amendment has been determined to be appropriate as it will provide the opportunity for an increased mix and intensity of development on the lands, by adding the opportunity for residential uses to the existing hotel designation. Further, the Amendment will provide opportunity for an increase in the variety of housing form, unit size, tenure and affordability in the Brock West Area of the Town Centre Community. ACTUAL The Town of Picketing District Plan (Town Centre Community AMENDMENT: Plan ) is hereby amended by: 1. Delete, in its entirety, the existing subsection (a), of section 3.C., Hotel Commercial Areas, and replace it with the following: 3.C.(a) A hotel is permitted in the Brock West Area at the south end of the Mixed Uses designation. 2. In subsection (f), of section 3.E., Residential Areas, add to the first sentence following the words: "in the Brock West Area" so that the first sentence would read: "In the Brock West area, High Density I and High Density 11 residential uses may be permitted as a component of the "Mixed Uses" designation." 3. Amend Schedule VII-A as indicated on Exhibit "A" attached to this Amendment. -2- IMPLEMENTATION: The provisions set forth in the Town of Pickering District Plan, as amended, regarding the implementation of the Plan shall apply in regard to this Amendment. INTERPRETATION: The provisions set forth in the Town of Pickering District Plan, as amended, regarding the interpretation of the Plan shall apply in regard to this Amendment.
