Being a By-law ta adopt Amendment 34 to the
Official Plan for the City of Pickering (OPA 18;0011P)
Whereas Pursuant to the Pfanning Acf, R.S.0..1990, c.p. 13, subsections 17(22) and
21(1}, the Council of The Corporation of the Cify of PEckering may, by by-law, adopt
amendments fo th� Official Plan far the City of Picitering;
And wnereas pursuanf fo 5ection 17(10) �of fhe Plann�ng Act, the Minister of'Municipal
AfFairs and Housing has by order authorized Regional Councii to pass a by-law to
exempt proposed area municipal official plan amendmenfs from its approval;
And wnereas on February 23, 2000, Regional Council passed By-law 1112000 whicn
alfows fne Region.fo exempt proposed area municipa[ official plan amendrnents from its
approval; � �
And uvhereas tne Region has adWised that Am�ndment 34 to the City.af Pickering
Dfficial Plan is exempt fram Regional approval;
Now th�refore.the Council of The Carporatian of the City of Pickering hereby enacts as
fof lows: .
1: Tnat.Amendment 34 to the Official Plan for the City of Pickering, attached hereta as
Exnibit "A", is hereby adopfed;
2. Tnat tne C[ty Clerk is hereby,autnorized and directed to forward to the Regional �
� . Municipality of �urham the documentatior� required by Procedure: Area Municipal ,
Official Plans and Amendments.
3; Th�s By-law shalf come into force and take effect on the day of the final passing
hereof.. ' ,

Purpose:
Amendment 34 ta the Pickering Off�cial Plan
The purpose of this amendment �s ta re-des�gnate the lands located on the
northwest corner af Altana Road and Finch Avenue �fram "Urban
Residential Areas — Law Density Areas" to "Urban Residential.Areas —
Med�um Density Areas" ta facilitate' a. residential comman element
candominium develapment.
Location: The site specific amendment affects the lands lacated an the narthwest
corner af Finch Avenue and Altona Raad described as Part of l.ot 33;
Concessian 2, Part 1, 40R-2582, Parts 3, 6, 7 and �4, 40R=29787 and
Part 1, 40R-10888, City af Pickering. .

Amendment;
Through the review of Official Plan Amendment Applicafian 18-4411P,
Zaning By-law Amendment Applicatian A D2/9 8, Draft Plan of 5ubdivision
5P-2018-02 and Draft Plan of Candominium CP-2018-�1, City Council
determined tnat the Amendment facilifafes a deveEopment thaf is
compatible with th� surrounding cammunity, and is an apprapriate
f�ntensification project in Pickering's urban area. The Amendment is
consistent with fhe pal[cies af fhe Provincial Policy 5fatement 2Q14, and
conforms to the Grawth Plan for the Greater Galden Horsesnoe and the
Durham Regianai Official Plan. � �
The City of P�ckering Official Plan is hereby amended by:
1. Amending 5chedufe 1— l.and LJse Structure by replacing the "Urban Residential
Areas — Low Qensity Areas" designation with "Urban Residentia[ Areas — Medium
, � Density Areas" designatian far lands located an the narth west corner Finch Avenue
and Altbna Raad, as illustrated on Schedule'A' attached to th'is amendment.
.Cmplementation: The provisians set forth in the City af P�ckering Official Plan, as amended,
. r�garding the implemenfation of the Plan shall :apply in r�gard to this
- Amendriment.
Interpretation: The pravisions sef forth in the City of Pickering Official Plan, as amended,
regarding tne interpretation o.f the Plan shall apply in regard to this
Amendment:
