Subject: Pickering Shores Development Inc. — Plan of Subdivision 40M-2469
- Final Assumption of Plan of Subdivision
- Lots 1 to 34, Block 39, Plan 40M-2469
- Parts 1 and 2, 40R-27560
- File: 40M-2469.
Recommendation:
1. That Gillmoss Road and Cowan Circle within Plan 40M-2469 be assumed for public use;
2. That the works and services required by the Subdivision Agreement within Plan 40M-2469
together with Plan 40R-27560, which are constructed, installed or located on lands dedicated
to, or owned by the City, or on lands lying immediately adjacent thereto, including lands that
are subject to easements transferred to the City, be accepted and assumed for maintenance,
save and except for Blocks 35, 36, 37, 38, 40 and 41;
3. That Pickering Shores Development Inc. be released from the provisions of the Subdivision
Agreement and any amendments thereto relating to Plan 40M-2469 together with Plan
40R-27560, save and except from Blocks 35, 36, 37, 38, 40 and 41; and
4. That the appropriate City of Pickering officials be authorized to take the necessary actions as
indicated in this report.
Executive Summary: The City entered into a Subdivision Agreement with the above-noted
developer for the development of the lands within Plan 40M-2469 together with lands lying outside
the plan being Parts 1 and 2, Plan 40R-27560. As all works and services within these plans have
been completed to the satisfaction of City staff, it is appropriate to finalize the assumption of those
lands save and except for Blocks 35, 36, 37, 38, 40 and 41.
Financial Implications: Not Applicable
Discussion: The City entered into a Subdivision Agreement with the above-noted
developer for the development of the lands within Plan 40M-2469 together with lands lying outside
the plan being Parts 1 and 2, 40R-27560 (coordinated development with Lots 33 and 34). As the
developer has now completed all of the works and services to the satisfaction of City staff, it is
appropriate to:

(a) assume the roads and the works and services within Plan 40M-2469 and Parts 1 and 2,
40R-27560, save and except for:
•
(i) Block 35 (which is a future development block that can only be developed when the
adjacent lands to the south are developed);
•
(ii) Block 36 (which is a future road block that can only be established as public highway
upon the development of the adjacent lands);
(iii) Blocks 37 and 38 (which are currently being used for temporary turning circle
purposes); and
(iv) Blocks 40 and 41 (which are reserves that will be established as public highway when
. the adjacent lands to the south and west are developed), and
(b) release Pickering Shores Development Inc. from the provisions of the Subdivision Agreement
with the City and any amendments related thereto, as it relates to Lots 1 to 34, Block 39 and
Parts 1 and 2, Plan 40R-27560 only.
