A Statutory Public Information Meeting was held on Thursday, October 21, 1999 at 7:00 p.m. in
the Council Chambers.
PRESENT:

The Manager, Current Operations Division, provided an overview of the requirements of the
Planning Act and the Ontario Municipal Board respecting this meeting and matters under
consideration thereat.
(I) ZONING BY-LAW AMENDMENT APPLICATION A 16/99

LOT 2, PLAN 40M-1482
(EAST SIDE OF WILLIAM STREET AND WEST SIDE OF BROCK
ROAD,HAMLET OF CLAREMONT
1. Lynda Taylor, Manager, Current Operations Division, provided an explanation of the
application, as outlined in Information Report#22-99.
2. Ms. S. Knapp, owner of the adjacent property, advised that the applicant was not present
for comment. She stated that she wishes to purchase a portion of Mr. Volts' property to
enlarge her property to meet zoning requirements.
(II) ZONING BY-LAW AMENDMENT APPLICATION A 19/99

PART OF LOT 25, PLAN 228
(1405 ROUGEMOUNT DRIVE, NORTH OF ROUGE HILL COURT
1. Lynda Taylor, Manager; Current Operations Division, provided an explanation of the
application, as outlined in Information Report#23-99.
2. Mr. Brancato, son of applicant, was present and explained that the purpose of the
application was to build a second residence on the property for his daughter who was
recently married.
3. Russ Dewar, 1385 Rougemount Drive, advised that the area is zoned R3 and most homes
comply to the zoning by-law. He requested that the area be kept to the existing zoning.
4. Shirley Holder, 1395 Rougemount Drive, speaking on behalf of her husband and herself,
stated they will dispute anything less than 60' frontages. She stated their regret for Mr.
Brancato, adding that he is a good neighbour. An application was made by him a number
of years ago and refused, why is one being considered now. The area is a designated
special area and should be kept as such. All previous applications for this area have been
declined, allowing this application would begin a slippery slope.

5. Wayne Nicholson, 1409 Rougemount Drive, requested that the principle residence
and outbuildings not be built at the rear of the property and he questioned if
something could be put in place to assure himself and his neighbours Mr. & Mrs.
Zares that this would not happen.
6. Scott Currie, 1755 Appleview Road, advised that his street is located in an R3 area
which creates the feeling of a rural setting. So few country settings remain in
Pickering it would be nice if this area could remain as such.
7. Bruce Schneller, representing the applicant, stated that this application is different
then the one previously made by the Brancato's. The area has changed and a
number of the lots are smaller in size than 60'. •
8. Lynda Taylor, Manager, Current Operations Division, advised that a similar
proposal was submitted in 1986 but since that time the Pickering Official Plan has
been put in place and one of the requirements is that Council seek development
compatible with the area.
(III) ZONING BY-LAW AMENDMENT APPLICATION A 21/99

LOT 74, PLAN 1051
(EAST SIDE OF FALCONWOOD WAY, SOUTH OF BONITA AVENUE
1. Lynda Taylor, Manager, Current Operations Division, provided an explanation of
the application, as outlined in Information Report#24-99.
2. Mr. Reininger, agent for the applicant, advised that their application is continuing
with the zoning of the area. The current zoning allows for 12 metre lots and their
application includes-lots of a larger size.

The meeting adjourned at 7:35 p.m.
