The Corporation of the City of Pickering
By-Law No. 7115/11
Being a By-law to amend Restricted Area (Zoning) By-law
3036, as, amended, to implement the Official Plan-of the City
of Pickering, Region of Durham in Lots 36, and 37, Plan 316,
in the City of Pickering. (A 9/10)
Whereas the Council of The Corporation of the City of Pickering deems it desirable to
rezone the subject property, being Lots 36 and 37, Plan 316, in order to permit the
creation of two lots for detached dwellings;
And whereas an amendment to By-law 3036, as amended, is therefore deemed
.necessary;
Now therefore the Council of The Corporation of the City of Pickering hereby enacts as
.follows:
1. Schedule"' I" Amendment
Schedule 'T' to 'By-law 3036, is hereby amended by changing the current "R3"
zoning designation to "R4as shown on Schedule "I" attached thereto.
2. Text Amendment
Section 10 - Residential Detached Dwelling Zone - R4 is hereby amended by
adding the following subsection after subsection 10.3.11:
10.3.12 Lots 36 and 37, -Plan 316
Despite the height requirement provisions of Section 5.9 and any
garage setback provision of this By-law, the following provisions
shall apply:
(a) Dwelling Height (maximum): 9.0 metres
(b) _ Attached Garage Projection beyond Front
Wall of Dwelling (maximum): 2.0 metres
3. Eby-law 3036
By-law 3036 is hereby further amended only to the extent necessary to give
effect ,o'the provisions of this By-law as set out in Section 1 and 2 above.
Definition& and subject matters not specifically dealt with in this By-law shall be
governed by the relevant provisions cf By-law 3036, as amended.

4 Effective Date
This By-law shall come into force in accordance with the provisions of the
Planning Act
By-Law read a first, second, and third time and finally passed this 21stday of March, 2011.
