MINUTES of the 5th meeting of the Committee of Adjustment held in the Main
Committee Room of the Pickering Civic Complex on Wednesday, April 5,2006 and
convened at 7:05 p.m.

1. MATTERS ARISING AND ADOPTION OF MINUTES
MOTION: Moved by Bill Utton

There were no matters arising from the minutes. The minutes of the 4th meeting
of the Committee of Adjustment held Wednesday, March 15, 2006, be adopted.

2. ADOPTION OF AGENDA

That the agenda for the Wednesday, April 5, 2006 meeting be adopted.

PICA 27/06 to PICA 28/06 - Jesse Gray

City of Pickering

The applicant requests relief from Zoning By-law 2511 to permit a reduced lot
frontage of 14.6 metres for two proposed lots for detached dwellings, whereas
the by-law requires a minimum lot frontage of 15.0 metres.
The applicant requests approval of these variances in order to facilitate the
associated Land Severance applications submitted to the Land Division
Committee (Region of Durham Files LD 271/05 and LD 272/05).
The Secretary-Treasurer outlined comments received from the City of Pickering
Planning & Development Department. Written comments were received from the
City's Development Control Supervisor and the City's Fire Prevention Officer,
both expressing no concerns. Written comments were also received from
Councillor Rick Johnson in support of the application.
Lee Gray, agent, was present to represent the application. No further
representation was present in favour of or in objection to the application.

That application PICA 27/06 to PICA 28/06 by Jesse Gray, be APPROVED on
the grounds that the proposed lot frontage of 14.6 metres for the two proposed
lots are minor variances that are desirable for the appropriate development of the
land, and in keeping with the general intent and purpose of the Official Plan and
the Zoning By-law, subject to the following conditions:
1. That these variances apply only to the proposed severed lots, as generally
sited and outlined on the applicant's submitted plans with this application.
2. That the applicant receive approval and finalize the severance applications
(LD 271/05 and LD 272/05), or this decision shall become null and void.

The applicant requests relief from Zoning By-law 2511 as amended to permit an
increased maximum lot coverage of 41 percent whereas the by-law permits
33 percent.

The applicant requests approval of this variance in order to obtain a building
permit for a proposed one-storey addition to the existing dwelling.
The Secretary-Treasurer outlined comments received from the City of Pickering
Planning & Development Department. Written comments were also received
from the City's Development Control Supervisor and the City's Fire Prevention
Officer, both expressing no concerns.
Carmelo Gurrieri, agent, was present to represent the application. No further
representation was present in favour of or in objection to the application.

seconded by Eric Newton
That application PICA 29/06 by D. Desa be APPROVED on the grounds that the
proposed maximum lot coverage of 41 percent is a minor variance that is
desirable for the appropriate development of the land and in keeping with the
general intent and purpose of the Official Plan and the Zoning By-law, subject to
the following conditions:
1. That this variance apply only to the proposed addition, as generally sited and
outlined on the applicant's submitted plans with this application.
2. That the applicant obtain a building permit and construct the proposed
addition within two years of the date of this decision, or this decision shall
become null and void.
