CORPORATION OF THE CITY OF PICKERING
BY-lAW NO. 6618/06
Being a By-law to amend Restricted Area (Zoning) By-law 3036, to implement
the Official Plan of the City of Pickering District Planning Area, Region of
Durham in Part of Lot 21, Plan 819, (4DR-2D788, Parts 1, 8, 9, & 1 D), City of
Pickering. (A D6/D5 & SP-2DD5-D2)
WHEREAS the Council of the Corporation of the City of Pickering deems it desirable to
change the zoning of the lands to permit the development of 5 detached dwellings,. on
the subject lands, being; Part of Lot 21, Plan 819, (40R-20788, Parts 1, 8, 9, & 10), City
of Pickering.
AND WHEREAS an amendment to By-law 3036, as amended by By-law 5503/99, is
therefore deemed necessary;
NOW THEREFORE THE COUNCil OF THE CORPORATION OF THE CITY OF
PICKERING HEREBY ENACTS AS FOllOWS:
1. TEXT AMENDMENT
1.1
Section 2 of By-law 4873/96 is hereby repealed and replaced with the following
section:
The provisions of this By-law shall apply to those lands in Part of lot 21, Plan
819 (4DR-20788, Parts 1, 8, 9, & 10), Part of lot 20, Plan 819 and Part of lots 61
and 62, Plan 1041, City of Pickering, designated "R4-9", "S3-7", and "S4-5" on
Schedule I attached hereto.

Section 5(1 )(b)(v) of By-law 4873/96 is hereby amended by inserting a new
paragraph, following paragraph B, and re-alphabetizing paragraphs A to D:

despite paragraph B above, for the lots hatched on Schedule I attached,
the minimum building separation distance shall be 1.8 metres.
2. SCHEDULE I AMENDMENT
Schedule I to By-law 4873/96 is hereby repealed and replaced with Schedule I
attached hereto.
3. BY-LAW 3036
1) By-law 5503/99 is hereby repealed.
2) By-law 3036 is hereby further amended only to the extent necessary to give
effect to the provisions of this By-law as set out in Section 1 above and set out in

Schedule. Definitions and subject matter not specifically dealt with in this By-law
shall be governed by the relevant provisions of By-law 3036, as amended.
4. EFFECTIVE DATE
This By-law shall take effect from the day of passing hereof subject to the approval
of the Ontario Municipal Board, if required.
BY-LAW read a first, second and third time and finally passed this 6th day of February,
2006.
