BY-LAW NO. 6489/05
Being a By-law to amend Restricted Area (Zoning) By-law 3036, as
amended, to implement the Official Plan of the City of Pickering, Region of
Durham, in Part of Lot 60, Plan 509, in the City of Pickering (A22/92)
WHEREAS the Council of The Corporation of the City of Pickering passed By-law 2568/87
amending By-Law 3036 to permit the establishment of an office and commercial
development on Part of Lot 60 and Part of Park Lot, Plan 509.
AND WHEREAS the Council of The Corporation of the City of Pickering now deems it
desirable to further amend By-law 3036 as amended by By-law 2568/87 to change the
zoning of the lands to permit commercial and office uses on the subject land, being Part
of Lot 60, Plan 509, City of Pickering.
AND WHEREAS an amendment to By-law 3036, as amended by By-law 2568/87, is
therefore deemed necessary;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE CITY OF
PICKERING HEREBY ENACTS AS FOLLOWS:
AREA RESTRICTED
The provisions of this By-law shall apply to those lands in Part of Lot 60 and Part
of Park Lot, Plan 509, designated "OC" on Schedule I attached hereto.
GENERAL PROVISIONS
No building, land or part thereof shall hereafter be used, occupied, erected,
moved, or structurally altered except in conformity with the provisions of this
By-law.
TEXT AMENDMENT
(1)
Section 5 (2) Zone Requirements ("OC Zone") of By-law 2568/87, is
hereby further amended by adding a new Subclause 5(2)(j)(v).
(v)
Despite Section 5(2)(g) the lands hatched on Schedule I attached
hereto may only be developed to a maximum height of 12 metres.
(2)
Section 5 (2)(i) Parkinq Requirements of By-law 2568/87, is hereby further
amended by adding a new Subclause 5(2)(i)(v) following Subclause
5(2)(i)(iv) as follows:
(v)
Despite Section 5(2)(i)(ii) the lands hatched on Schedule I attached
hereto may be used solely for parking if used in association with the
property directly abutting to the south.
(3)
Section 5(2)(j) Special Requlations of By-law 2568/87, is hereby amended
by repealing Subclause (i), (ii) and (iii) and replacing it with the following
Subclause and renumbering the other Subclause in this Subsection as
Subclause (ii):
(j) SPECIAL REGULATIONS:
(i)
Despite Section 5(2)(j)(ii) of By-law 2568~87, the north
property line of the area displayed as hatched on Schedule I
of By-law 2568/87 shall be deemed to be a side lot line.

SCHEDULE I
Schedule I attached hereto with notations and references shown thereon is hereby
declared to be part of this By-law and replaces Schedule I to By-law 2568/87.
BY-LAW 3036
By-law 3036, as amended by By-law 2568/87, is hereby further amended only to
the extent necessary to give effect to the provisions of this By-law as it applies to
the area set out in Schedule I attached hereto. Definitions and subject matters
not specifically dealt with in this By-law shall be governed by relevant provisions
of By-law 3036, as amended.
EFFECTIVE DATE
This By-law shall come into force in accordance with the provisions of the
Planning Act.
