1. Margaret Williamson, 3360 Balsam Road, emphasized the need for written
assurance that her well would not be affected by the development of 35
homes across the street. She stated her concern with the condition of the
road and the understanding that there is no intention of paving it after
construction is complete. She stressed the need to have the hours of
operation adhered to and assurance that the property beside her is not
becoming a landfill.
2. Dana Anderson, Planning Consultant, advised that the well monitoring
program was provided to staff and can be put in place as part of the
subdivision agreement.

1. Norman Collier, Townline, stated his concern with the possible drainage of
Amos Pond and traffic congestion this development may cause.
2. Otto Stock, 1960 Woodview Avenue, advised that this development would
help area residents by alleviating the problem of garbage being dumped on
this property and would enhance the area.
3. Mrs. McCullough, advised of her concern the affect this development may
have on her well water stating that they have had no problems for 34 years.
She questioned if this development will be on sewers.
4. Bonnie Littley, 1499 Sandhurst Crescent, advised that the area has a
shortage of parkland and open space and she stated the need for sustainable
development. She concurred that this is a good development but not in this
area.

5. Bryce Jordan, Planner representing the applicant, advised that they have
spent two years working with staff of the City of Pickering and Toronto &
Region Conservation Authority to prepare this proposal which is in full
conformity with the Official Plan. He further advised that two thirds of the
property will be transferred to public ownership. He requested Committee
support of this application.

1. John McDermott, representing the Montessori learning Centre, advised that
this application conforms with the Regional Official Plan and the Pickering
Official Plan. They have agreed to a traffic study and requested Committee's
adoption of staff recommendations.

permit the development of a plan of subdivision of 35 country residential lots
with frontages ranging from 32.0 to 68.0 metres, four public open space

PLANNING & DEVELOPMENT REPORT PD 38-03
DECLARATION OF SURPLUS LANDS FOR THE PURPOSE OF SALE
PART OF lOT 28, RANGE 3, B.F.C., PICKERING
(PART 1. PLAN 40R-2767)
1. That Report PO 38-03, concerning Declaration of Surplus lands for the
Purpose of Sale, from the Director, Planning & Development, be received;
and
2. That the Council of the City of Pickering declare the lands described as that
part of lot 28, Range 3, B.F.C., Pickering, designated as Part 1, Plan 40R-
2767 surplus to the needs of the Corporation for the purpose of sale; and
3. That the CAO negotiate the sale of the subject lands exclusively with
Intracorp/M.H. Strathmore ltd. For incorporation into their proposed
townhouse development on adjacent lands; and
4. That the CAO report back to Council detailing the negotiated terms and
conditions and to seek authorization to effect the sale of the subject lands.
