THE CORPORATION OF THE TOWNSHIP OF PICKERING
being a by-.law to regulate use of certain lands and the character
location and use of buildings and structures on said lands in the
Township of Pickering.
NOW THEREFORE BE IT ENACTED AND IT IS HEREBY ENACTED
as a by-law of The Corporation of the Township of Pickering by the
Council thereof as follows:
?h ?7 1. COMMERCIAL ZONE
The following regulations shall apply in the
Commercial Zone C 1 as described in Schedule "A" to
this By-law.
1.1. No building, structure or land shall be used and no
building or structure shall be erected, structurally
altered or enlarged except for the following uses:
1.1.1. All commercial establishments which are not objectionable
by reason of dust, smoke, fumes, noise or by reason of
danger and shall include the following:
Neighbourhood stores, Bakery Shops, Banks, Clothes
Cleaning Agencies or Pressing Establishments,
Confectionery Stores; Custom Dressmaking and Millinery
Shops, Florist and Gift Shops, Jewellery Stores,
Laundry Agencies, Offices, Business and Professional,
Photographers, Shoe Stores and Shoe Repair Shops,
Tailor, Clothing and Wearing Apparel Shops, Theatres,
Undertaking Establishments, Morgues, Filling Stations
and Public Garages, Public Parking Areas and Eating
Establishments

2, MANUFACTURING ZONES
The following regulations shall apply to the
Manufacturing Zones M 1, M 2 and M 3 as described
in Schedules "B", "C" and "D" to this By-law.
2.1. Minimum lot size - 40,000 square feet.
2.2. Minimum lot frontage - 100 feet.
2.3. Minimum set back on lot - 50 feet.
2.4. Minimum side yards of 10 feet shall be required
for any building erected, structurally altered or
used for manufacturing purposes in all manufacturing
zones M 1, M 2 and M 3.
2.5. Minimum rear set back shall be 50 feet.

2.6. Maximum `O r of lot which may be covered by a
building is 35%.
2.7. 15% of the total land area of a lot shall be set
aside for parking facilities.
3. LIMITED MANUFACTURING ZONE M 1
The following uses shall be permitted in n M 1 Zone
as described in Schedule "B" to this By-law.
3.1. Residential The residence only of a caretaker
or person employed on the maintenance
staff of an industrial or commercial
building which may be permitted in an
M 1 Zone, provided, however, that such
residence shall be attached to and form
an integral part of such industrial or
commercial building.
3.2. Institutional There shall be no institutional uses
permitted in an M 1 Zone save and
except those uses necessarily incidental
or accessory to the main industrial use.

3.3. Commercial Gas and service stations, banks, restaurants,
cafes and any commercial use incidental or
accessory to the main industrial use.
3.4. Manufacturing Warehousing and assembly of goods and
industries such as cigar and cigarette
manufacturing, mattress manufacturing,
upholstery, leather goods and luggage
manufacturing, office equipment and
supplies, electrical fixtures and
apparatus which are not obnoxious by
reason of dust, smoke or danger.

accessory to the above uses.
4. LITCTED MANUFACTURING ZONE M 2
The following uses shall be permitted in an M 2 Zone
as described in Schedule "C" to this By-law.
4.1. All those uses permitted in M 1 Zones and the following:
Paint and varnish manufacturing, household storage,
motor vehicle assembly, tinsmithing and sheet metal
works, welding shops, mill work, lumber and planing
mills, metal stamping, open storage yards for building
construction or contractor's and where incidental to
the main use, food manufacturing and processing.
and all other uses similar incidental or accessory to the
above uses.
7 5. MANUFACTURING ZONE UM s' - The following uses shall be permitted
in XG M one as escribed in Schedule "D" to this By-law.
5.1. All those uses permitted in M 1 and M 2 Zones and the
following:
Tank storage of bulk oil and gasoline,
Foundries, Heat treating plants, Drop forging
plants, Gas holders, Coke ovens, Incinerator
plants,''Tire and Rubber goods manufacturing,
Animal slaughter houses, Corrosive acid

manufacturing, Cement, lime, gypsum or plaster
of paris manufacturing, Wet! 1"ien a`'-be::eo;
coal tar, petroleum, refuse, grain or wood,
Explosives - manufacturing or storage, Fat
rendering, Fertilizer manufacturing, Gs§age,A n
off^1 or dAad Petroleum or
asphalt refining or manufacturing, Smelting
or refining of metals or ores.
and all other uses similar, incidental or accessory
thereto.
g 1. 6. By-law Number 1917 is hereby repealed.
7. This By-law shall come into force when it has been

approved by The Ontario Municipal Board and the BoardIs formal
order of approval has been issued.
By-law read a first, second and third time and finally passed
this 9th day of February, A. D. 1955.

ZONE C 1
1. A strip of land fronting on the east limit of the
Liverpool Road and extending easterly therefrom Four Hundred (400)
feet in perpendicular depth bounded on the north by Provincial
Highway Number Two (2) and on the south by Provincial Highway
Number Four Hundred and One (401).
2. A strip of land fronting on the south limit of
Provincial Highway Number Two (2) and extending southerly
therefrom Four Hundred (400) feet in perpendicular depth
bounded on the west by the Liverpool Road and on the east
by the west limit of a registered plan of subdivision registered
as number 469 for the County of Ontario.
Said lands lying and being in the Township of
Pickering in the County of Ontario.

1. All land lying and being in the Township of Pickering
bounded on the east by the road allowance between Lots 16 and 17 in
the said Township, on the north by Provincial Highway Number Two (2),
on the west by the Liverpool Road and on the south by the Canadian
National Railway right of way, SAVE AND EXCEPT
(1) A strip of land fronting on the east limit of
the Liverpool Road and extending easterly therefrom Four Hundred
(400) feet in perpendicular depth bounded on the north by Provincial
Highway Number (2) and on the south by Provincial Highway Number Four
Hundred and One (401)-
(2) A strip of land fronting on the south limit of
Provincial Highway Number Two(2) and extending southerly therefrom
Four Hundred (400) feet in perpendicular depth bounded on the west by
the Liverpool Road and on the east by the west limit of a registered
plan of subdivision registered as number 469 for the County of Ontario.
(3) Registered plan of subdivision registered as number
469 for the County of Ontario.
2. COMMENCING at a point on the easterly limit of Lot 19,
Range Three (3) a distance of One Thousand (1,000) feet south of
the north-east angle of the said Lot 19; THENCE westerly at a right
angle to the westerly limit of Lot 21; THENCE northerly along the westerly
limit of said Lot 21 being in Range Three (3) to the north-west angle
