THE COUNCIL OF THE CORPORATION OF THE TOWNSHIP OF PICKERING
ENACTS AS FOLLOWSe-
1. That Sections 6.2.2.4, 6.2.2.4.1, 6.2.2.4.2, 6.2.2.4.3
and 6.2.2.4.4 be and the same are hereby deleted and the
following substituted therefor:
6.2.2.4 FLOOR AREA
6.2.2.4.1 Ground Floor Area
- minimum for a one storey dwelling - 1200 sq. ft.
- minimum for a one and one-half storey dwelling -
800 sq. ft.
- minimum for a two storey dwelling - 700 sq. ft.
6.2.2.4.2 Total Floor Area
- minimum 1,200 sq. ft.
2. That Sections 6.3.2.4, 6.3.2.4.1, 6.3.2.4.2, 6.3.2.3.3 and
6.3.2.4.4 are hereby deleted and the following substituted
therefor:
6.3.2.4 FLOOR A.RFA_
6.3.2.4.1 round Floor Area
- Minimum for a one storey or split level
dwelling - 1,050 sq. ft.
- Minimum for a one and one half storey dwelling -
- 750 sq. ft.
- Minimum for a two storey dwelling - 650 sq. ft.
6.3.2.4.2 Total Floor Azea
- minimum 1,050 sq. ft.
3. That Section 7.1.1.2 be and the same is hereby amended by
adding after the word "zone" the following:
"except where such commercial zone flanks any
other zone a minimum sideyard of twenty-five
feet (25) shall be provided".

4. That section 7.1.1.3 be and the same is hereby deleted
and the following substituted therefor:
7.1.1.3 Rear Yards:
- Minimum - 25 feet
5. That section 8.1.1.1 be and the same is hereby amended
by inserting after the word `zone" the following:
"and the minimum frontyard setback shall be 50
feet"
6. That section 8.1.2 be and the same is hereby deleted and
the following inserted therefor:
8.1.2 Rear Yards and Side Yards
Rear Yard - Minimum 25 feet but no rear
yard shall be required where
the rear lot line abuts a
railway.
Side Yard - Minimum 25 feet
Minimum 60 feet when contiguous
to a residential zone.
Minimum 100 feet where a resi-
dential zone is on the opposite
side of the street.
No part of this By-law shall come into force without the
approval of the Ontario Municipal Board but subject to such approval
this By-law shall take effect from the date of passing thereof.

BEING A BY-LAW TO AMEND By-LAW 1978
THE COUNCIL OF THE CORPORATION OF THE TOWNSHIP OF PICKERING
ENACTS AS FOLLOWS:
1. That Section 6.2.2.4 be and the same is hereby deleted
and the following inserted ther$fcrr:

By-law 1978 - West Rouge

Planning Report #278
November 17th, 1971
The 4:matest. amount of development interest in the Township
is occurr.Ing in the West Rouge where the zoning regulations are
the oldest. The intention is to incorporate By-law 1978 as
part of By-law 2511 at the time the secondary plan is implemented.
Due to the time factor this report will outline a proposed
interim amendment as well as the major problems to be
corrected when the West Rouge Secondary plan is implemented.
Interim Amending By-law

The attached draft by-law amends only the most serious problems and
as far as possible relates only to new development as considerable
time is required to collect statistics regarding existing dwelling
size, lot size, etc. the most critical items relating to new
development are:
a) house size
By-law 1978 at present requires only 960 sq. ft. for
bungalows, although this is increased to 1300 sq. ft.
for two storey dwellings.
The proposed interim amendment inserts the R3 zone
requirements of By-law 2511 for the Rl zone of By-law
1978 - both zones require 60' frontage. There still
remains a difference in sideyard setbacks as follows:

b) commercial setbacks
By-law 1978 at present requires a 60' frontyard setback
but does not specify any other setback requirements. The
proposed amendment sdopts the setbacks for a C2 General
Commercial zone in By-law 2511. This is similar to the
present Official Plan setback Tequirements.
c) industrial setbacks
By-law 1978 requires a frontyard but does not specify
any minimum, except where abutting cert&in roads or
residential "area" (100' required). Only 10' side and
rear yards are required. The amendment adopts the M2
zone requirements of By-law 2511. By-law 2511 setbacks are
from a Residential "zone" not "area" as is 1978, but this
need not be amended until the secondary plan is implemented.
One other problem which should be born in mind at the time
subdivision applications are considered is lot frontage and
area requirements. By-law 1978 specifies 60' frontage for lots
NOT SUBDIVIDED by registered plan, so that no frontage
requirements are specified for lands subdivided by registered
plan.

The problems relating to parking standards, which are
very low in By-law 1978, are incorporated in the parking
amendment to the five zoning by-laws. This amendment also
adds a map schedule to By-law 1978. The parking By-law will
be considered by Council in the near future.
Required Action
That the Board recommend to Council that By-law 1978 be amended
regarding requirements for dwelling floor area, commercial
setbacks and industrial setbacks as proposed in the draft by-law
attached to Planning Report # 278.
Note: draft by-law to be checked by Township
Solicitor prior to adoption by Council.
