NOW THEREFORE the Council of the Corporation of the Town
of Pickering enacts as follows:
SECTION 1: SCHEDULES
Schedules 'A' and 'B' hereto with notations and
references shown thereon are hereby declared to be part
of this by-law and are described as follows:

Schedule 'B' Standards and Provisions
SECTION 2: AREA RESTRICTED
The provision of this by-law shall apply to all lands
enclosed by heavy black line on Schedule 'A' hereto
SECTION 3: GENERAL PROHIBITION
No building or land shall hereafter be used or
occupied, no building or part thereof, shall be erected,
moved or structurally altered except in conformity with
the provisions of the by-law.
SECTION 4: DEFINITION
"Building Height" shall mean the vertical distance
measured from the average elevation of the finished grade
at the front wall of the building to the base of the eaves
of the said building.
"Coverage" shall mean the percentage of the lot
area covered by all buiidings.
"Dwelling" shall mean one or more rooms, occupied
or capable of being occupied as an independent and seperate
housekeeping unit containing a separate kitchen and sanitary
facilities.
"Dwelling Types" Bungalow shall mean a one-storey
dwelling.
Split level dwelling shall mean a dwelling in which
the first floor above finished grade is so constructed
as to create two or more different levels, the vertical
distance between such levels always being.less than a full
storey.
Storey and a half dwelling shall mean a dwelling
containing a half storey wholly or in part within the roof
having a floor area equal to at least 50% of the area of
the first storey.
Two storey dwelling shall mean a dwelling containing
two storeys.

"Dwellin. Zones"-Single-detached zone. is an area
where each dwelling is free standing and separated from
other uses by yards.
-Semi-detached zone is an area where two dwe1lings
may be joined horizontally in whole or in pr,rt and above
and/or below grade and the two dwellings are separated from
other uses by yards.
"Frontage" shall mean the width of a_ot between
the side lot lines measured along a line parallel and
20 feet from the street line.
"Ground Floor Arco" small moan the area of a building
based on the exterior d.uuensi.ons of the saki building or
buildings.
"Private Garage" means an enclosed or partially
enclosed structure for t.i.e storage of one or more vehicles,
in which no business occupation or service is conducted
for profit.
"Yards"-Front Yard shall mean the spare between the
main front wall of a building and a street extending the
full width of the lot.
-Side Yard shall mean the space between a main side
wail of a building and a side lot line, extending from the
front yard to the rear yard.
-Rear Yard shall mean the space between a main rear
wall of a building and the rear lot line, and extending
the full width of the lot.
-Flankage Yard shall mean the space between a main
wall of the building and a side lot line bounding on a
public street and extending from front lot line to rear
lot line.
SECTION S: PROVISIONS
The performance standards and provisions as set out
on Schedule "B" hereto shall apply to the Area restricted
by this by-law.
SECTION 6: BY-LAW 4325/73
The SD designation on lots 83, 84, Registered Plan M-997
and shown on Schedule "A" of. By-law 4325/73 is hereby repealed
and in its place and stead shall be the S designation which is
shown on Schedule "A" of this by-law.
SECTION 7: BY-LAW 3036
By-Law 3036 as amended is Hereby further amended only
to the extent necessary to give effect to the provisions
of this by-law as it applies to the area set out in Schedule
"A" hereto.
Definitions and su:;ject matters not specifically dealt
with in this b;-law shall be governed b the prov,,siolis of
By-Law 3036 as amended.
SECTION 8: ENFORCEMENT
Any person convicted of a b.r.ercch of any provision ??f
this by-law shall forfeit and pay, in the. d -scretion of tie
convicting Magistrate, a penalty not excecdi...ci (exclusive_ of
costs) the sum of Three hundred Dollars C$300.00) for each

SECTION 9: EFFECTIVE DATE
This by-law shall come into force and take effect upon
being passed by Council. subject to the approval of the
Ontario Municipal Baord.
