HomeMy WebLinkAboutBy-law 2496/87THE CORPORATION OF THE TOWN OF PICKERING BY-LAW NUMBER 2496/87 Being a By-law to amend Restricted Area (Zoning) By-law 3036, as amended, to implement the Official Plan of the Town of Rickering District Planning Area, Region of Durham, in Lot 78, Plan lO51, in the Town of Pickering. (A 49/86) WHEREAS the Council of the Corporation of the Town of Pickering deems it desirable to permit the establishment of two residenLial lots on the subject property, each lot having a minimum lot frontage of 15 metres; AND WHEREAS an amendment to By-law 3036, as amended, is therefore deemed necessary; NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF PZCKERING HEREBY ENACTS AS FOLLOWS: 1. BY-LAW ~0~6 By-law ~0~6, passed by the Council of the Corporation of the Township (now Town) of Pickering on the 3rd day of August 1965, and approved by the Ontario Municipal Board on the 7th day of October 1966, and amended from time to time, is hereby further amended only to the extent necessary to give effect to the provisions of Sections 2 and 3 hereof. 2. SCHEDULE "A" AMENDMENT Schedule "A" to By-law 3036, as amended, is hereby further amended by changing from "R3" (One-Family Detached Dwelling - Third Density Zone) to "R4" (One-Family Detached Dwelling - Fourth Density Zone) the zone designation of lands designated "R4" on Schedule "I" attached hereto being Lot 78, Rlan lO51. TEXT AMENDMENT Section 10 of By-law 3036, is hereby further amended thereto the following subsection: 10.3.4 Lot 78,, Plan 1051 (1) by adding Notwithstanding the provisions of Section 10.3 and 5.9 of this 8y-law, Lot 78, Rlan lO51 may be used for residential one-family detached dwelling purposes, subject to the following provisions: (a) Front Yard Depth (minimum): where a dwelling or any part or extension thereof is constructed before Oune l, 1987 where a dwelling or any part or extension thereof is constructed after May 31, 1987 (ii) 8.4 metres 11.0 metres (b) Dwelling Height (maximum): (c) No part of any attached private garage more than 2 metres beyond the front dwelling. 7.5 metres shall extend wall of the 4.
