City of Picketing
Council, on February 20, 2002, approved the above-noted application to permit residential
development of the subject lands (see attached location map). Council also approved the request
to permit creation of five new residential building lots through land severance applications,
rather than by a plan of subdivision on the subject lands. Conditions of approval have now been
satisfied and a draft amending by-law has been prepared. Since the performance standards for
the subject lands are the same as for the lands located to the south (Subdivision 18T 98007) that
were implemented by adoption of Zoning By-law 5770/00, zoning for the subject lands is being
implemented by extending the boundary of the "S1-13" zone category on Schedule I of
Zoning By-law 5770/00 to include the subject lands. The draft by-law has been circulated to and
approved by the applicant and is attached for the consideration of City Council at their meeting
scheduled for March 4, 2002.
A Statutory Public Meeting was held for this application on January 17, 2002.
Please note that this by-law may be given all three readings at the March 4, 2002
Council Meeting.
The purpose and effect of this by-law is to amend Zoning By-law 3036, as amended, to permit
the development of five lots for detached dwellings, with minimum frontages of 15 metres and
minimum lot areas of 460 square metres on the subject lands. The lots will be located on an
extension of Rockwood Drive to be constructed north of Prohill Street.

BY-LAW NO. 5960/02
Being a By-law to amend Restricted Area (Zoning) By-law 3036, as amended by
By-law 5770/00 to implement the Official Plan of the City of Picketing District
Planning Area, Region of Durham in Part of Lot 5, Plan 282, City of Pickering.

WHEREAS the Council of the Corporation of the City of Picketing passed By-law 5770/00
amending Zoning By-law 3036, to permit development of detached dwellings on the lands being
Part of Lots 4 and 5, Plan 282, in the City of Pickering;
AND WHEREAS the Council of the Corporation of the City of Picketing now deems it desirable
to amend By-law 5770/00 to Zoning By-law 3036 to permit the subject lands, being Part of
Lot 5, Plan 282, to be developed for five additional lots supporting detached swellings;
AND WHEREAS an amendment to By-law 5770/00 is therefore deemed necessary;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE CITY OF
PICKERING HEREBY ENACTS AS FOLLOWS:
1. SCHEDULE I AMENDMENT
Schedule I to By-law 5770/00 is hereby amended by adding thereto those lands being Part of
Lot 5, Plan 282, and designating those lands as "Sl-13"(Residential Detached Dwelling
Zone). Accordingly, Schedule 'T' to By-law 5770/00 is hereby repealed and replaced with
Schedule 'T' attached hereto.
2. BY-LAW 5770/00
By-law 5770/00, as amended, is hereby further amended only to the extent necessary to give
effect to the provisions of this By-law as set out in Section 1. above. Definitions and subject
matter not specifically dealt with in this By-law shall be governed by relevant provisions of
By-law 3036, as amended.
3. EFFECTIVE DATE
This By-law shall take effect from the day of passing hereof, subject to the approval of the
Ontario Municipal Board, if required.
BY-LAW read a first, second and third time and finally passed this 4 day of March ,2002.
