A Special Meeting of Council was held on WEDNESDAY, the TWELFTH day of
NOVEMBER, 1958, at EIGHT o'clock in the evening.

Messrs. McDonald and Tims of Crusader DeveloDment, and Mr. Maclin,
Engineer, submitted a proposed plan of subdivision of part of Lots 21
to 26 inclusive, Concession Broken Front, Range 3, and asked Council
to give consideration.
The land in question is:
Mitchell 86 acres
Annan 108 "
Smith 50 It
Hilts 41 "
C. Balsdon 90 "
R. Balsdon 55 "
H. A. Newman 250 "
Total 680 acres.
They proposed 4 lots to acre or 2,500 lots with a service grant of
$ 875,000.00, out of which sum they would build a sewage disposal system,
and main trupk lines at an approximate cost of $ 500,000.00, leaving
$ 375,000.00 for Council to use on a water system. They would prepare
an agreement whereby they would donate 5% land for park purposes, pave
roads, erect street lights and sidewalks, storm sewers and sodding where
recessary, put in all watermains and sewers in the subdivision, erect 80%
detached homes of not less than 1050 square feet and 20% semi-detached
or maisonettes. Lots for detached homes 50 feet by 100 feet; semi-detached
homes 75' x 100'; maisonettes in blocks of 16 or 24. The work would be
completed in five years.
The Developers agreed that their sewer size would be large enough
to accomodate considerable industry to east and the grant on lots for
semi-detached houses of 75 feet frontage would be $450.00 per lot, with
grant for maisonettes to be arranged.
Reports indicate that the Crusader firm are in excellent financial
condi tion .
Council indicated that the development seemed to be well located and
would discuss an agreement if Planning Board would agree to the re-zoning
of the lands.
On MOTION of Mr. Scott, the meeting adjourned.
