Pickering Planoing DepaHment.
Mr. & Mn. Shortt, owaero, aod Mr. Hal Greer, Architect, wcre present to represcnt the
application. Also present wa� Mr. L. Bell, on behalt ot Mr. & Mrs. Leno.
Ma Greer approeched the Committec H�ith revised illustration� of the proposed addition.
Mro. Shortt stated that she feel� that thfe these revf�ed drawings are a reasonable
compromi�e and �tated that Mr. & Mro. Leno indicated lo them that any dtscussion� Hith
re�pect to ihese revisions should be directed to the Planning Departmcnt to deciJe whelher
theae wouid be appropriate. Thcy were no in a pasitton lo comment.
Mr. Bell esked the Committee why the applicants cannot redcsign to comply with the
zoning bylaw. Although he can appreciate Ihat this i� an alder structurc and hc does not
wia6 to �top redevelopment ot the property, hc teels thAt the applicants should bc made to
fully comply with ihc zoning by-law . Mr. Uell e:preaseJ concem of a firc & maintenance
easement on thc ndJoining property owner.
Mr. Ashe aaked Mr. Cole whet ie required by the Applicanis lo comply with Ihe zoning
bylaw. Mr. Colc rc�ponded that in orJcr to fully comply wilh Ihc bylew, ihc appijcants
wauld need to remove the exi�!ing garage anJ reconetruct a new one.
Mr. Holland stated that tht� is p pre-exisling situallon wilh owners trying to reJevclop thc
dome. He believes that lhe �ite line is a mojor concern for the Leno'a. t{c fecls that the
reviscd Jrawing� is an attroctive Jeaign and he concuro wilh the Planning Departments
recommcndation.
Mr. White asked Ihc npplicanis if removing ihe ext�ling garage and rebuilding a new ane is
a considerafton. Mr. S�iortt �taled that t6e exiating garoge is in wonderful condiHon. The
toundalton pad ia in excellent �hape and Ihat tearing down Ihe gerage, rcmovfng ihe
content� and conatructing e new one would be costly.
Mr. Hell aaked for clari�cation as to t6e rear yard depth veriance beyond the jog.
