Sheldon Williamson is an On- tario Tech University professor and Canada Research Chair in electric energy storage systems for transportation electrifica- tion. His work includes power- train development for EVs, charging infrastructure design and development and research in the area of battery technologies and increasing battery range. He manages a group of gradu- ate students and a research lab at the university that works with in- dustry partners from across Can- ada and internationally. Williamson has seen a large uptick in EVs in the last five years. The proposal will go before the planning and development committee at a future date for consideration. Preliminary information was presented at a public information meet- ing in the spring. JUST THE FACTS • The development is proposed for west of Liverpool Road, south of Annland Street and north of Wharf Street. • The previous property owner had planned to build an eight-storey condo building in 2017, which was met with public outcry. In 2018, the proposal was refused by Pickering council, and the appeal was dis- missed by the Ontario Municipal Board. • The land was subsequently sold to the current owner, Liverpool Road Limited Partnership, who also acquired additional properties on Annland Street and Liverpool Road. • The current proposal consists of 51 townhouses, each of them three storeys tall. • Resident parking is proposed at a ratio of two spaces per unit. A developer on Wednes- day unveiled plans for a massive project that will include at least 10 condo- minium towers melded in and around the existing Pickering Town Centre mall, a growing trend among developments across the GTA. CentreCourt Develop- ments said the Pickering City Centre will see resi- dential and commercial units alongside open pub- lic spaces to create a "thriv- ing" downtown district. "The goal is to open the door to purchasers in the fall, " said Gavin Cheung, managing partner and president of CentreCourt. "We've got a track re- cord of building as quickly as there is market appe- tite." The existing Pickering Town Centre and city hall will be folded into the de- velopment, with the build- ings themselves being in- corporated into the new plans, rather than being demolished and rebuilt. CentreCourt plans to erect more than 10 mixed- use towers on the property, which will include 6,000 condominium residences and a one-and-a-half-acre park. Designed by the ar- chitecture firm Diamond Schmitt, the tallest tower will be 55-storeys. The plan for the 55-acre property also includes a virtual medical clinic resi- dents will be able to access from home operated by Cleveland Clinic Canada. The plan promises en- hanced walkways, tree- lined streets and communi- ty spaces for festivals. Using existing malls as part of new and massive housing complexes has be- come a development trend in the GTA with nearly 200 residential buildings being proposed around 14 malls over the next decade. Such spaces offer excel- lent opportunity for rede- velopment due to their land, existing retail servic- es and transit infrastruc- ture, Carl Gomez, chief economist at CoStar Group Canada, a commercial real estate database, told the Star last month. Cheung said Pickering's location just off Highway 401 has ready access to the GO station and other tran- sit options placing the pro- ject in an ideal place for prospective residents. "We wouldn't be nearly as excited if we were build- ing just in an open field without anything around it to service the growth, " Cheung said. "We believe it's a natural function of what comes next for the city of Picker- ing." The city's current plans for amenities, such as a new performing arts cen- tre, will mesh with the de- velopment, he said. "They're bringing in new civic infrastructure not in a vacuum, " Cheung said. "They're doing it in an intelligent way that's de- signed to integrate with this master-plan communi- ty." Pickering council and community members have, thus far, been sup- portive of the project and Cheung said he doesn't ex- pect any hiccups with zon- ing and density already ap- proved by the city. Pickering Mayor Kevin Ashe said council's vision for the project is a walkable and sustainable "destina- tion" point for the city. "We're excited about the future, we're excited about the vision, " Ashe said. "We think it will be a great addition to our city." He said there may be some objections to so many towers by some residents in Pickering and said he ac- cepts the differences of opinion. But the site, he said, is the best place for the city to grow. "There's always those that don't want change, but the reality is this is where density should be." Toronto is currently in a housing crunch, and the provincial government is hoping to build 1.5 million homes in Ontario by 2033 as Canada looks to accept 1.45 million immigrants by 2026. – With Star Files Jeremy Nuttall is a Vancouver-based Business reporter for the Star. Canada, 6.5 per cent of new vehicles registered in On- tario in 2022 were EVs or plug-in hybrids, account- ing for almost 39,000 vehi- cles. "The cost of fuel is what I think is driving it mainly," said Williamson. "Fuel costs have gone up quite alarmingly, so that's one, and of course people are more environmentally sav- vy." He said the pricing of EVs has also changed. "A middle-class person can buy it; some of the mod- els are really affordable," he said. That being said, there are barriers to EVs, specifi- cally around charging in- frastructure at home and in public spaces like shop- ping malls, workplaces and highway rest stops. Williamson said it's time for the Ontario building code to include rough-ins for EV charging. "Home building codes, they must change," he said, adding that there needs to be capacity and grounding support for EV charging. "The same goes for com- mercial spots. You go to the shopping mall, there's only a couple (charging) spots and those are taken. So it's a challenge." Williamson points out that battery ranges on EVs can be smaller if there are more charging stations in public places. "Gas stations are every- where. Similar infrastruc- ture is needed and I think it'll come, but I think it's more to do with policymak- ers and building codes need to change." Though growing, the number of charging sta- tions in Durham is still lim- ited, with no community sporting more than 100 spots. Ajax and Whitby lead the way with 78 and 79 spots, respectively, at com- mercial, industrial, educa- tion and government loca- tions. Oshawa Power CEO Daniel Arbour explains that there are different lev- els of chargers in homes. A level one charger, 120V, us- es a regular outlet but has a lengthier charge time than a level two charger, which is 240V. A level two charger can charge an EV fully over- night. "A vehicle travelling from Durham Region to maybe downtown Toronto, that's still quite a few kilo- metres for an EV and you might not get that full charge with a level one charger." Arbour said that as a utility, Oshawa Power has to continue to communi- cate with customers con- sidering buying electric ve- hicles about the type of charging that can be done at home and the best times to charge, which is in the evenings and off-peak. "Around 50 per cent of people who buy an electric vehicle do not actually have a plan on how to charge that vehicle," he said. "So they're figuring it out as they go." Homes can be fitted with level two chargers, but Ar- bour agrees that the build- ing code should be changed so that new homes have lev- el two chargers roughed in. "It costs very little to add an extra line and a roughed in box, we're not saying you have to install the whole charger, but that would be for future use." Higher-density build- ings would be more com- plex, said Arbour, as larger infrastructure would need to be put into place for load management. "With proper planning, that could also be achieved." Commercial and insti- tutional developments should be factoring in EVs. Specifically, any place where people would park their vehicles for longer pe- riods of time such as shop- ping centres and places of work. "You see that happening a bit not because they were compelled, but because of customer demand, and customer demand will ulti- mately drive the day. But if it's also something that's mandated, it would remove some of the barriers, some of the range anxiety that consumers have because now they see it," explains Arbour. "They know that when they do purchase a vehicle, they do have a plan." On Aug. 17, the Region of Durham via Invest Dur- ham and its partners — in- cluding Durham College and Ontario Tech — are hosting a webinar on EVs for auto sector companies of all sizes, including equipment manufacturers, parts manufacturers, re- search and development, skilled trades and more. The goal is to share infor- mation about investments in the EV sector in the hopes of encouraging busi- ness growth and collabora- tion. The region received $600,000 in the third round of funding through the fed- eral government's Zero Emission Vehicle Infra- structure Program, which will see 85 new EV charging stations installed across Durham by the end of 2024, including two new stations in Brock Township. The Durham Catholic District School Board is also in- stalling two stations, and the Town of Whitby is in- stalling 14. The other 67 charging stations will be installed by the region. Municipalities are also embracing EVs in their fleets. For example, in June, the City of Oshawa announced the deployment of seven EVs, Chevrolet Bolts, in the municipal law- enforcement department. Meanwhile, Durham Re- gion Transit is piloting the use of electric buses with the help of a $12-million fed- eral grant for the purchase of six electric buses, expec- ted to be part of the fleet in 2024. As individuals, govern- ments and private busi- nesses convert to electric vehicles, Arbour explains that utilities like Oshawa Power need to work with the higher levels of govern- ment to ensure that the necessary infrastructure is in place. "We know customers are demanding more ener- gy, but on the generation and infrastructure side, there's work that needs to be done." The Durham Region Health Department is warning the public about West Nile virus (WNV) found in mosquitoes in Pickering. The health department announced on Friday, July 28 that adult mosquitoes in Pickering have tested posi- tive for WNV. This is now the second mosquito batch in Durham Region to test positive for the disease this season. The first was re- ported on July 21. The positive batch of mosquitoes was collected from one of the health de- partment's mosquito trap sites located in Pickering. The health department sets mosquito traps across the region and submits mosqui- toes for laboratory testing every week between June and September. WNV is a mosquito- borne disease that is spread to humans via the bite of an infected mosquito. Mosqui- toes become infected by feeding on the blood of a bird that carries the virus. The disease is not passed from person to person, nor from bird to person. Most people who con- tract the virus will experi- ence mild illness, including fever, headache, body ache, nausea, vomiting and a rash on the chest, stomach or back. More serious symptoms can include mus- cle weakness, stiff neck, confusion, tremors, numb- ness and sudden sensitivity to light. Symptoms usually develop between two and 15 days after being bitten by an infected mosquito. Although the risk of be- coming infected is low, the health department recom- mends that residents take the following precautions: • Wear shoes, socks and light-coloured clothing — including long-sleeved tops and full-length pants when outside — especially at dusk or dawn when mosqui- toes are most active. • Use insect repellent containing DEET or Picari- din on exposed skin, follow- ing Health Canada's safety tips on using personal in- sect repellents. • Remove standing water from your property where mosquitoes can breed. • Ensure window and door screens are in good re- pair to prevent mosquitoes from entering your home. His working years were spent at several companies from the Upjohn Company to Bordens. Ultimately, he established his own printing company where he worked until his retirement. John enjoyed spending time with his family and many friends at his beloved Victoria cottage on Lake Simcoe. He was often found leaning over the boathouse fence chatting up passersby. Otherwise, you could find him puttering around fixing anything that required his attention. He likely had a beer is his hand and one of his dogs by his side. John was passionate about giving back to the community. He was involved with the Ajax Rotary Club and Orchard Beach Ratepayers for several decades. John was named a Paul Harris Fellow by the Rotary Foundation of Rotary International. We will dearly miss his unmistakable laugh, his quirky retorts, and fun-loving demeanour.
