People love cardinals, and havingone show up at the window, or in the cedars when you're out for a walk, al- ways comes as a glad sur-prise. No wonder so many are featured on Christmas cards, along with holly ber- ries and poinsettias. There's something about a crimson bird that instantly sparks a response.Northern cardinals al- ways seem to bring cheer. They start singing before any other species, some- times by the end of Janu- ary. They're nesting by late March, and their breedingseason stretches out all summer, with some pairs still feeding fledglings in September.All those babies need territories of their own and settle happily whereversunflower seeds are on of- fer at feeders. Populations here in Ontario, at the north edge of their range,have been expanding the last few decades, delight- ing residents all the way up to Sudbury by now, since cardinals don't migrate. There were three reports in Algonquin Park this No-vember. Of course, there are car- dinals and then there are cardinals. Down south in the tropical sunshine evo- lution took a different turn, as it often does, andproduced a whole variety of these vivid attention- grabbers. Red-capped car-dinals, whose crisp black- and-white plumage is set off by their brilliant head. Look-alike masked ones,whose crimson drips down onto their chest. I saw red- crested cardinals, wearinga scarlet bib and topknot, years ago in Argentina. Perhaps best of all are vermilion cardinals, themales so bright they al- most stun your eyes, with spiky crests so tall they're like an exclamation point. I was thrilled to see vermil- ion cardinals, a lifer for me, in the dry desert scrub-lands of north Colombia just last month. It was my husband's most-wanted bird of the trip and a riveting sight for each of our small group of birding friends travellingtogether. So close to the equator, they don't have "seasons" like we do, so much as wet and dry. But the years come and go, as do the mixed flocks of Canadian song-birds that winter down there, then vanish again in spring. Solstice is a turn- ing point for everyone onthe planet, a reminder that we're in this world together and that every creaturematters. So, here's a bright ver- milion cardinal to bright- en what for us in Ontario isthe darkest time of year. It comes with fervent wishes for a happy holiday and peaceful year ahead, with lots of time for everyone in nature. 'A BRIGHT VERMILION CARDINAL' AT OUR DARKEST TIME OF YEAR In this monthly column, I hope to keep you up todate on the comings andgoings at Museum 178 atBowmanville Legion Branch 178.The 'new' museum atthe legion has been under renovation since just be-fore Canada Day but was fi-nally opened for review onRemembrance Day when many veterans and theirfamilies visited. In the process of setting up new displays, we foundsome wonderful itemstucked away that we had not known were part of the collection — wonderfulfinds that are now dis-played for one and all toview. Many organizationsthat, in the past, servedbanquets and suppers allyear long had their ownmonogrammed sets ofdishes. So it is with this le-gion branch. All that's left are four cups and saucers,but I bet there are a fewother pieces out there inthe community that might find their way back to ourmuseum (if I ask nicely).While digging around in boxes and cupboards,we also found some greatartifacts like ration books—oh yes, we had ration books here too! This wasnot just happening in Eu-rope. Canadians, too, ra-tioned supplies like sugarthat had to be brought from foreign countries andfaraway places. Becausefuel was rationed, flourfrom our own western provinces was also hard toget, and so we rationedthat too! Can you imagine Christmas without Christ-mas cake or Christmaspudding? Little finds likeration books tell us a lot about what it was like hereat home during the Firstand Second world wars.Our museum will en-deavour to display itemsthat are a reminder oftimes gone by overseas and on the home front, and Iwill try to keep a few thingsin the forefront with thiscolumn, so stay tuned! It was metwith great concern frombusiness owners and resi- dents and was arguably themost talked-about matterduring the 2022 municipalelection campaign. Chang-es will include higherbuildings and greater den-sity. BILL 23 AND PROPOSEDGREENBELT CHANGES Despite oppositionfrom municipalities, the provincial governmentboth introduced andpassed Bill 23, the Build More Homes Faster Act, toaddress the Ontario hous-ing shortage. Legislationnow passed: The passing of the legislation will impactPickering taxpayers to thetune of approximately $4million per year, or six toeight per cent in an annualtax increase. The provincealso wishes to expand the Greenbelt, a large chunkbeing Pickering's DuffinsRouge Agricultural Pre-serve. BUSINESS ANNOUNCEMENT As the development ofSeaton continues, the City of Pickering saw develop-ment and investment in thecorresponding Innovation Corridor come to life in2022. Premier Doug Fordcame to north Pickering inSeptember to break ground on a new 233,000-square-foot, multi-unit $70-millioncomplex for Lastman's BayBoy. Ford returned to Pick- ering in October when Ku-bota Canada officiallyopened its 560,000-square- foot warehousing, officeand training facility innorth Pickering. The com-pany has more than 200 employees and makes agri-culture, construction,commercial and residen- tial equipment. ENVISION DURHAM PASSED Durham Regional Council adopted a plan inMay to urbanize thousandsof acres of farmland, de-spite opposition from both residents and staff. Thisgrowth scenario will seethe urbanization of morethan 9,000 acres of farm- land in Durham. DurhamRegion is undergoing a mu-nicipal comprehensive re- view to address growth tar-gets handed down by theprovincial government: 1.3million people and 460,000 jobs by 2051. Staff still haveto map out where this de-velopment will take place, but it could include theCarruthers Creek headwa-ters in Pickering. A NEW COUNCIL While each municipal-ly took part in the munici- pal election in October,the results have producedanew shape of council for Pickering. Three new-comers — all women —have changed the face ofPickering council. In the past, the way in which avote would go was usuallyquite predictable, so itwill be interesting to see how these new perspec-tives will affect the out-come of important issues. Here's a look back at some prominent casesthat came to a conclusionin 2022. • In March a judge sen-tenced a man to 12 years inprison after he was convict-ed in the death of an infant. Denim Henderson wept ashe stood before SuperiorCourt judge Laura Bird for sentencing on his man-slaughter conviction."I've let a lot of peopledown," he said, sobbing. "I just hope I get a chance torebuild myself."Henderson, 29, had pleaded not guilty to thesecond-degree murder ofnine-month-old KalebMcKay in a trial that began Nov. 8, 2021. Jurors heardthat Kaleb was declareddead by paramedics re-sponding to a 911 call at the Oshawa apartment Hen-derson shared with Kaleb'smother on the night of Dec. 29, 2016. A subsequent autopsyrevealed Kaleb had sus-tained dozens of injuries throughout his tiny body. Jurors found Hender-son not guilty of murder but guilty of manslaughter,aggravated assault, andfailing to provide the nec-essaries of life. The judge commented that while theexact findings of fact madeby the jury are unclear, their verdict indicates theybelieved Henderson as-saulted Kaleb and causedhis death. • In late June a jury con-victed Mohammad Khan offirst-degree murder in thebrutal killing of a man in his Oshawa home.Khan had pleaded notguilty to first degree mur- der in the killing of 21-year-old Ahmed Buttu, who sus-tained more than 20 stab wounds as well as multipleblunt force injuries duringa struggle inside his home on Langford Drive on theevening of Feb. 27, 2019.Khan, who was 18 and liv-ing with his parents in Whitby at the time, brokeinto the house intent onstealing cannabis, courtheard. Khan testified he'dstabbed Buttu in self-de-fence. His conviction for first-degree murder bringsan automatic sentence oflife in prison with no paroleeligibility for 25 years. • After three and a halfdays of deliberation in Oc-tober a jury convicted a man accused of causing hisgirlfriend's death of com-mitting an indignity to abody, but failed to arrive at a verdict on the more sub-stantial charge of man-slaughter. Jeffrey Weldon, 47, hadpleaded not guilty to man-slaughter and committingan indignity to a body in connection with the deathof his longtime girlfriend,Melanie Vachon. Vachon'sbody was found in a shal- low grave by people walk-ing in Gordon RichardsPark near the Lake Ontario shore in Whitby on June 2,2018.Jurors heard that Wel- don, who shared an apart-ment with Vachon in Whit-by, had reported her miss- ing about a month earlier,claiming she'd left onemorning saying she wasgoing to meet a friend and then disappeared.Police suspected Wel-don knew more than hewas revealing and launched a months-longundercover investigationaimed at extracting a con- fession from him. The pro-ject followed the so-calledMr. Big investigative mod-el: undercover officers pos- ing as landscaping workersapproached Weldon withan offer of work and over time befriended him, wel-coming him into a fictionalcriminal organization thatoffered him a chance to make money.Weldon eventually re-vealed that on the day she died, he caught up with Va-chon near a party spot atthe lakeshore and foundher extremely intoxicated by drugs. A girl with serious health issues was broughtfor a visit — the parentscouldn't take her to a malland needed a private op- tion. "We could see some-thing magical was happen-ing. From then on, we've had a lot of sick kids. Aswell as a lot of kids withspecial needs who can't stand in a long line to seeSanta," Ryba said. "Thereis a need and we didn't re-alize how big it was." Located in rural northOshawa, Santa's Cottage offers private, 15-minute visits with Santa in a cosycottage that looks like ascene from a Hallmark movie. The room is lit by a fire-place, candles and twin-kling Christmas lights. Santa has an armchairwhere he reads to visitors from "The Night Before Christmas" or kids can joinhim at his toy workbenchto help fix up a broken Bat- mobile. Pets are welcome to joinin for photos — Santa hasposed with dogs, cats and even a trio of chickens. A portion of proceeds from every visit is donatedto the Hospital for SickChildren.Visitors take their own photos, which Ryba says isabig draw because theycan snap as many as they want over the 15-minutetime frame and there areno photo packages to buy.Santa's Cottage opens for 53 days each season —Ryba acknowledges thatit's not enough to meet de- mand and knows manypeople are left frustratedwhen they are unable tobook a spot. People often ask whythey don't hire more San-tas to allow for more visits."We're not going com- mercial," Santa said. Itwas in the late 1980s, and Iremember speaking with buyers who referred tothemselves as developers.The word "investor" wasnot commonly used then, and after a buyer bought afew homes and sold them, they called themselves de-velopers. We have seen the same"development" happen overthe past few years; however, now we use the term "inves-tor." The question is, whathappens to an investorwhen the market goes through a shift? Here is anexample of a home on astreet I used to live on. The home, a bungalowin need of repair, was listedfor sale and sold to an inves-tor in September 2021. The property sold for just below$770,000 and the buyer didsome major renovations onit over the next few months:They installed a new kitch-en and flooring, renovatedboth baths and added a powder room on the mainfloor, along with adding abasement apartment. Theproperty was placed on the market in June at $900,000and after three months it was relisted for $870,000,where it sat, finally comingoff the market a month lat-er, unsold. As a realtor with a clientinterested in a propertysuch as this one, I would re-search what the propertysold for, when it sold andwhat has happened to pric-es since the owner pur- chased the property. In thiscase, the values from thetime of purchase to when itwas placed back on the mar- ket had dropped about fiveper cent, or $45,000, which would mean that the origi-nal selling price of $770,000would give the indicationthat the value (without ren- ovations) would be around$731,000. Adding the reno-vations back in, it is no sur-prise the home did not sell for $170,000 more than itwas originally sold for. What I am seeing, that happened in the late 1980s,is that some investors gotcaught up in the belief thatthe market is bulletproof, and values would continueto rise. Markets cycle, and it is easy to forget that cyclesare natural. I have always viewed re-al estate as a long-term in-vestment. When the market is cycling up, it looks like asafe bet to buy, "expecting"that a year from now, ahomeowner can sell at a premium. The investors Ihave had as mentors be-lieve that you purchase for cash flow, and that proper-ties increase in value overtime; this is the long-termobjective. Any other strate- gy is akin to buying a lot-tery ticket. A large number ofhomes that were on the market disappear when the expected value is not achievable. Not only wouldlittle profit be made by sell-ing, but also to sell would be at a loss. The upside: these homesthat come off the markettend to turn into desperate- ly needed rental propertiesand, given that they werepurchased when the mort- gage rates were lower thantoday, can be rented at real-istic rates.The advice I have always given to clients is "think aminimum of five years"when considering the pur- chase of a property.
