Reg. 438/20 made pursuant to clause 47(1)(a) of the Planning Act,with the Registrar of Regulations as O. Reg. 455/22. The Town of Ajax requested that the Minister consider amending the Zoning Order. The amendment to O. Reg. 438/20, filed as O. Reg. 455/22, permits additional uses, including a community centre, day care facility, research and training facility and a medical clinic on the subject lands. A 0.5-hectare addition to the geographic area of the Minister’s Zoning Order (MZO) is also included in the amendment. O. Reg. 438/20, as amended, permits the development of a 192-bed long term care facility and 320-unit retirement home on the lands known municipally as 1401 Harwood Avenue North, Town of Ajax. "It's a fundamental util-ity," she said of the lack of high-speed connectivity in areas of the riding. "Whatare you doing to make surewe have the structure and the strategy for that infra-structure?"For Pickering residentDavid Steele, health care and long-term care are topof mind."I think all hospitals are understaffed, and theyhaven't grown with thepopulation," he said, not-ing nurses especially should be increased. He al-so would like to see a de-tailed breakdown of in- vestments to improvelong-term care.Housing and develop-ment are also top issues for Steele, who would liketo see low-rise town homesbuilt and government as-sistance for first-time home buyers. When itcomes to development,he'd like to see the end of Minister's Zoning Orders(MZOs)."It should go throughthe planning process," he said of the controversialplanning tool. While voters have sent Liberal Jennifer O'Con-nell to Parliament twice atthe federal level since the riding was formed, the2018 election went to Con-servative Peter Bethlen-falvy, who running for re- election."This is an election forthe Progressive Conserva- tives to lose; they're in thedriver's seat right now,"said David Sheinin, a his-tory professor at Trent University and politicalcommentator. He expects inflation, the economy and housingto be the issues that dom-inate election discussion. Dimensions: Both the renovation experts at This Old House and the real estate experts at UpNest in- dicate that at least half of a finished attic must be a minimum of seven feet high and seven feet wide and 70 square feet. Requirements may differ depending on where homeowners live, but that 7-7-70 guideline is generally the minimum requirement. An attic that fails to meet such requirements won’t necessarily be a lost cause, but it might be costly to make adjustments that ultimately align with local codes. 2. Access: Access is another aspect that must ad- here to local safety guidelines. Climate control: Attics are converted to provide res- idents with more livable space. Converted space is only livable if the climate within the attic can be controlled so it’s cool in the summer and warm in the winter. An exist- ing HVAC unit needs to efficiently heat and cool an extra room. If it can’t, bills might spike because the rest of the home likely won’t be as comfortable, forcing homeown- ers to adjust thermostats to offset that discomfort. That also could affect the unit’s life expectancy. Before go- ing forward with an attic renovation, homeowners should contact HVAC professionals to determine if attic spaces can be serviced with the existing units and ductwork, or if an alternative arrangement must be worked out to make the spaces livable. LEARN MORE AT DURHAMREGION.COM Ontario's appeals court has upheld the conviction of a man found guilty ofan armed robbery at an Ajax bank, andthe lengthy prison term he received for his crimes.A Durham Region judge was right todismiss a motion by Jabourou Abdoul-kader to exclude evidence collected by Durham police as they investigated therobbery, and to accept as a fact that rob-bery victims had been menaced with areal gun, according to the ruling by theOntario Court of Appeal.Abdoulkader, of Brampton, was ar-rested in November of 2017 and charged with the robbery of a TD bank branchat Westney and Kingston roads. He wasalso charged with an attempted rob-bery at a bank in Mississauga prior to the Ajax incident.During the Ajax robbery on Oct. 20,2017, a masked man armed with a gun accosted bank employees as they pre-pared to open for the day, herding theminto a vault and then ordering them toopen a safe. During the robbery, the suspect "racked" the handgun he car-ried, according to evidence. The sus-pect fled with cash. Abdoulkader was convicted of allcharges he faced — they included rob-bery with a restricted or prohibitedfirearm and forcible confinement — and was sentenced to nine years in pris-on.Abdoulkader's appeal was based on two assertions: that evidence seized byDurham police when they executed asearch warrant should have been ex- cluded at trial, and that trial JudgeJocelyn Speyer erred in concluding thegun used in the robbery was real. During his trial in Oshawa, Abdoul-kader's defence lawyer urged Speyer toexclude evidence — including a cell- phone and more than $222,500 in cash— seized by Durham police when theysearched the suspect's house and car,on the grounds the warrant was inval- id. The defence argued police filed in-accurate information in applying forthe warrant, mistakenly indicating that Abdoulkader had been convictedof robberies similar to the one in Ajax.Abdoulkader, in fact, was acquittedof a bank robbery mentioned in the ITO, but was at the time on parole for anattempted robbery of an armoured car.Speyer concluded that police had formed reasonable grounds to con-clude evidence linked to the incidentsin Ajax and Mississauga would be un- covered during the searches. In spite ofthe factual error, the warrant wasdeemed valid. The Appeal Court similarly rejectedthe motion to dismiss evidence, alongwith a submission by Abdoulkader's lawyers that Speyer erred in conclud-ing a real firearm was used during therobberies. The defence submitted therewas no evidence to prove the gun used during the robbery wasn't a replica."The trial judge's finding that thegun was real was amply supported by the record," the ruling says. "The videosurveillance showed the robber point-ing the gun at the bank employees in anobviously threatening way." They were always part of any family celebration, get together, pool parties or holiday dinners. Table side chatter was always fun and comical, which delighted Mary to no end. Mary was a woman of many talents. Beyond her 40+ year career as an orthodontic dental hygienist, Mary was always working on some project; sewing, gardening, home renovations, or building something. She enjoyed golfing, swimming, skiing, reading, music, crossword puzzles, her power tools, and was a big Blue Jays fan. She participated actively in her sons' hockey and baseball years, alongside her husband.
