PICKERING — Winning a national award recognizing

we've arrived," says the vice-principal of the region's newest
high school.

vice-principal. "You need to have soul. Angie
This award acknowledges that we've LitA~
been able to give this building soul-"
But achieving that soul was "sheer hell" as the school
opened its doors for the fust time last year to 1,300 students
from three high schools and seven elementary schools.
"Each of those schools had a distinct culture already
established," many of which clashed at Pine Ridge, explains
Ms. Littlefield.
"It was mob rule when no one knew anyone else. Kids knew
they were anonymous," she recalls. "It was like trying to

Ms. Littlefield notes. "Schools don't
create racism. They're just left to
deal with iL"
That led to the creation of a
number of groups, including
S.O.A.R. (Students Organizing
Against Racism), which focuses on
conflict resolution.
The school also established a
speakers' program to encourage
leadership among minority students,
who weren't represented on student
council that year. The group
organized such events as a
multicultural fashion show featuring
dancers from Macedonia, the
Caribbean, India. Scotland and the
Ukraine.
Its success is demonstrated by a
student council .,more

this year, notes Ms. Liulefield.

Board gets cash to study
French needs in Durham
O Francophone board
eyed for Greater
Toronto Area
DURHAM - The Province will
fund a study to determine whether a
French school board is needed to
cover the Greater Toronto Area.
The Durham Board of
Education, one of several boards
considering the establishment of a
French language public school
board, will receive funding along
with the Toronto French Language
Public School Board and public
boards in Halton, Peel and York
regara.
The "umbrella -type board" is one
of two options available to the
Durham board if it builds its own
French school, reports
superintendent Casey Dalemen,
who's responsible for French
program
The other option is to establish a
Frencb-language section within the
current board, with trustees elected
to represent French-speaking
taxpayers. (ILat model is used by
the Durham Region Roman
Catholic Separate School Board,
which operates two elementary
schools and one secondary school
for 1,025 francophone students.)
Meanwbi e, the public board's
comitt consultatif de langue
frar"ise is "disappointed" with the
results of a survey sent to
francophone residents in mid-
February, report-, chairman Robert
Fletcher.
The survey was sent to determine
the number of school-age or pre-
school children here and whether
parents would enrol those children
in a French language public school
if one was established in Durham.
But many of the surveys were
sent to incorrect addresses and
returned because the mailing list
was outdated. reports Mr. Fletcher.
Still, results of the survey will be
tabulated and reported to the board.
Thosc results will help the board
decide whether to look further into
such issues as accommodation and
costs, as well as organization and
governance of a French first -
language program.
Though the board doesn't
currently offer intrucuon in French-
as-a-frst language, it now provides
it to 80 students from kind
to OAC by "purchasing" services
from Durham's separate board and
Toronto's French board
According to statistics compiled
during the Nast municipal electiom,
3,800 Fes -speaking residents in
Dtrbam pay their taxes a the public
school systiem while another 4,000
francopbottes support the separate
board.

It's a bad idea. the timing of which couldn't he

The Province has announced it will fund a study to
determine whether a French school board is needed to
cover the Greater Toronto Area.
The Durham Board of Education will receive funds
along with others in and around Toronto as educators
in Durham and neighboring regions are considerin_
establishment of a French language "umbrella -type"
public school board.
The other option open to the Durham board if it
builds its own French school is to establish a French-
languagc section within the current board, with trustces
elected to represent francophone taxpayers. 'Khat',
what's been done by the Durham Region Roman
Catholic Separate School Board, which operates three
schools for 1.025 francophone students.
That latter option -- to establish a French language
section -- is the only one Durham public board
educators can be seriously considering. They shouldn't
give a second thought to a French board.
Not just weeks after approving a budget that press,
well holds the line on taxes, at the expense of several
school programs and dozens of teachers' jobs.
Not just after a recent poll showed many Ontanans
support amalgamation of public and separate school
systcros in order to cut costs by ending duplication of
services. Now. the Province is thinking of triplicatine
services.
Taxpayers already struggle funding two school
boards. A third one must b< out of the question.

support a French board, their only response can he

V HOMOSEXUALITY
A learned behavior that can be 'unlearned'
To the editor.
With true amazernent I read
Linda White's expose on
"Homophobic Parents" in the
Friday. Apr. 29 edition of the Flews
Advertiser.
Well, what is "homophobia''"
You won't find the answer in
Webster's dictionary, therefore one
can only assume it means an
"unnatusW fear", or perhaps a "fear
of the un natusar. Only one per
cent of the population is
homosexual (Canada Youth and
Aids Study: Kingston) and
homosexuals die at an average age
of 40. Combine these statistics with
the fact that homosexuals can't
reproduce and I dare say, that
stature itself is "Homophobic". The
rectum is an exit not an enter.
Trespasser will be prosecuted a; the
fullest extent of the law. Oh yes.
the law of nature. The penalty?
Disease and death!
Mike Brun& an, a Durham
Board consultant, says,
"homosexuality is the number -one
means of ttaswnission" of the HIV
virus, yet the Board insists on
teaching homosexuality to our
children as an "acceptable
alternative". Many parents fund this
a bitter pill to swallow.
But not onlv do school
board and public health officials
want us to swallow it, they insist
we turn around and hand it to our
children. lest we be labeled
"homophobic"'
I say, hurray, for Oshawa
"Icemed parents: At least
aomecax is concerned. It seems the
only :bind concerning school board
and public health officials is
political correctness.
Make no mistake about it.
Homosexuality is an activity, a
lifestyle, not a person. It is a
learned behavior which can be
unlearned, according to Master's
and Johnson's Organization and
EXODUS International, who txxL t
an 80 per cent success rate, and

Metro ignoring rules at Brock West dump,* councillors
By MARIANNE TAKACS
STAFF REFORM
PICKERING - Metro Toronto is
throwing away the tole book at its
Brock West landfill and is allowing
waste haulers to dump all kinds of
recyclable materials at the site,
according to Pickering councillors.
Town council voted Monday to
formally request Metro and the
Province "resume" enforcing
recycling regulations at the site.
Ward 3 councillor Rick Johnson
told his colleagues Metro is
allowing recyclables to be dumped
at Brock West in an attempt to
maximize revenue from the landfill
before being forced to close it. ('Ihe
Town is currently taking legal
action to force the closure of the
dump on the grounds that the
pemtits for its operation are illegal
and that it has already been over-
filled.)
Mr. Johnson maintained
recyclables such as roofing material,
tires, wood and scrap metal are
being allowed in with the rest of
industrial, commercial and
institutional waste. The proof, he
said, is in the fact there has been a
70- to 90 -per cent reduction in non-
residential waste going to Durham's
two major transfer stations for such
trash.
Town manager Tim Sheffield
said he has written to both Metro
and the provincial ministry of the

AJAX-PICKERING - Many businesses and
services will be closed Monday, May 23, for
Victoria Day, but will resume normal operations
Tuesday.
Major malls and supermarkets, beer and liquor
stores will be shut so you'd better stock up early.
The Pickering Town Centre and Ajax's Harwood
Place Mall will both be closed. Most drug stores in
both communities will be open Monday, but check
with yours to see if it'll be doing business.
Check with your financial institution for its hours
during the weekend.
There'll be no local transit service in Ajax or
Pickering but GO Transit will operate on a holiday
schedule, with trains coming as far east as
Pickering. Trains will arrive and depart hourly at
Pickering, with buses serving communities east of
the town. For other bus services, check a GO
Transit schedule or call 60.
Mail won't k delivered nor will it be collected
environment requesting information
on the apparent reduced
enforcement at Brock West, but has
not yet received a reply. He noted
that, if recyclables are being allowed
into the dump, Metro can still meet
the guidelines for recycling set by
the Province because Metro's waste
goes to the Keele Valley dump in
Vaughan. Brock West takes waste
mostly from Durham Region.
In a later interview, Mr. Johnson
explained that in the past most
industrial, commercial and
institutional waste was taken to the
transfer stations (at a charge of $70
a ton), where recyclables would be
sorted out before the waste went to
Brock West. Now, according to the
d Monctayose
from'street, letter boxes. Postal boxes at the Ajax
and Pickering Canada Post offices will be open.
In Pickering, there'll be no yard waste pickup on
Monday with the next scheduled collection May 30.
Neither Town collects garbage Mondays. The Brock
West dump will be closed Monday, and on Sunday
as usual. _
The Ajax Community Centre will .open from 4
pm. to midnight, with public swimming from 6 to 8
pm. and adult swimming from 9 to 10.30 pm. All
other recreation facilities in Ajax will be closed.
The Pickering Recreation Complex will open
from 9 am. to 5 p.m., with adult swimming from 9
a.m. to l p.m. and public swimming from 1 to 4
p.m. The Dunbarton pool will be closed.
All library branches and municipal offices in
both Towns will be shut.
And, the News Advertiser will be closed
Monday.
Have an enjoyable long weekend.
councillor, since Metro is no longer
enforcing its recycling rules and has
lowered its tipping fee from $75 a
ton to $50 a ton, a lot of non-
residential waste is going to Brock
West instead of the transfer station.
He said Metro is trying to get the
most revenue possible out of the site
while it's still open.
They know we're going to get
them closed," said Mr. Johnson.
Metro, however, denies such
allegations. According to Metio's
chief engineer of landfills, Ken
regulations being enforced, they
have been made more stringent
since May 1 when the tipping fee
was lowered. Whereas before bads
of waste with up to five per cent
recyclable materials were accepted,
there is now "zero tolerance" and no
recyclables are allowed.
"We watch the loads as they
come in and we're prepared to give
violation notices," he said.
Mr. Hogg said he doesn't know
why the amount of waste going to
transfer stations has declined, and is

Protecting your home against burglary
(NCYBurglars, like running

Homeowners can reduce
their risk of being

roadblocks in the way of
potential thieves and
Central Mortgage and
Housing Corporation has a
series of tips to help.
As part of its consumer
series, CHMC has a $2
booklet called Protecting
Your Home Against
Burglary which combines
information with pictorial
illustrations to help the
owner protect the home. It
says: 'The methods
outlined will not deter a
professional burglar bent on
breaking into your home but
they will, in most instances,
persuade the amateur -by
far the most frequent
offender -to look for an
easier target."
It includes a checklist of
20 items and then provides
suggestions.
Knowing the
circumstances a potential
thief is looking for -open
doors or windows, apparent
empty houses and isolated
property -helps the
homeowner take action to
secure their homes.
For the grounds, the
booklet suggests keeping
the landscape simple to
reduce places for thieves to
hide, to trim shrubs and
trees in a way that improves
visibility and to consider a
fence that will show down a
burglar moving belongings
out of the dwelling. The
booklet also encourages
strategic exterior lighting.
Leaving a door unlocked
while slipping to the
neighbors for a few minutes
sometimes can be an open
invitation to a thief. Even

While the booklet

(NCrThe rites of Spring:
storing winter things.
Cleaning house. Itchy eyes
and stuffy noses. It's time
for allergy sufferers to take
a ritual swipe at the enemy.
Indoor foes -dust and
mould -make traditional
spring cleaning crucial for
allergy patients looking to
make the home
comfortable. In fact,
safeguarding against
sniffles should be a year
round ritual.
"It's not just the outdoor
environment which
aggravates allergies and
asthma," Dr. Andre
Clermont, an allergy expert
says. "Keeping the home
clean alleviates the
symptoms and provides
great relief."
Now to handle house
dust? Start with the
bedroom where thousands
of dust mites living within
the dust are most prevaient.
They're the microscopic
scavengers that feed on the
skin our bodies naturally
shed and can be highly
allergenic. The best way to
reduce their mighty number
is by thorough and
repeated cleaning. Tips to
keep in mind:
- Vacuum your mattress
weekly.
Change and wash
bedding in hot water
weekly.
- Wash curtains, throw rugs
weekly.
Along with nooks and
crannies, carpets make a
cozy home for dust and
should be low -pile for easy,
frequent vacuuming. Wet -
mop the kitchen the floor
and keep an eye on the
fridge grill or drip pan. It
needs a gocd cleaning
three to four times a year to
limit dust blown into the air
as the unit cools -
Don't be fooled by the
conditions outside. Tune
into the Claritin Pollen
Report, airing hourly across
Canada on the Weather
Network, for up-to-date
tree, grass and ragweed
pollen count information.
Remember to focus on the
bathroom to deter those
murky moulds and fungus
from breeding. Clean the
bathroom twice weekly and
install a bathroom exhaust
fan.
Also, pet -proof your
home. Animal dander, a
combination of saliva and
skin, is highly allergenic and
easily spread throughout
the house. Long-haired
pets are no worse than
short -haired.

Organic matter makes lush lawns
It takes healthy soil to
grow a lush, green
lawn. And that
typically requires adding
more organic material,
such as Canadian
sphagnum peat moss,
to your soil. Whether
you're creating a new
lawn, working on an
extSting lawn or just
tying to fix a few brown
spots, you can use
these simple techniques
to improve your soil's
ability to retain water
and nutrients, keeping
them available to your
grass.
New Lawns
Before seeding a new
lawn area or laying sod,
rototill about 2 inches of
sphagnum peat moss
into the top 6 inches of
soil.
When the area has
been properly amended
with organic matter,
rake it smooth./ 1i you're
seeding, spread the
seed - one that grows
well in your region -
over the entire bed,
about 3 pounds of seed
for every 1,000 square
feet of lawn.
Lightly rake the seed
into the soil and top
dress with a quarter
inch layer of peat moss.
If sodding, lay out the
rolls and fill cracks with
a quarter -inch layer of
peat moss.
Ftnish with a fertilizer.
Water both seeded and
sodded lawns with a
fine spray.
t;ontinue to water
your new lawn every
other day for the first
two weeks.

Spot Patching
To fix brown spots in
your lawn, loosen the
soil in the affected area
to a depth of 6 inches.
If the .-lead spot
stems from dog urine,
discard the top 2 inches
of the soil.
Work a 2 -inch layer of
peat with a thin layer of
starter fertilizer into the
soil, then spread a
handful of seeds over
the area.
Rake lightly to barely
cover the seeds, to
dress with a quarter -
inch layer of peat to
protect them until
germination, and water
daily for two or three
weeks.
Existing
Lawns

lawn into thick, green
turf in just one season

You also can add lawn
foods and vermiculite
(for additional aeration)
to the top dressing.
Other Tips
- Mow often enough to
maintain your desired
height - without cutting
more than one-third of
the grass blade's height
at once.
- Set your mower
blades at 2 inches and
keep then sharp so they
doesn't shred the grass
- torn grass blades have
more tissue exposed,
making them more
vulnerable to disease.
-Mow when your grass
is dry for a cleaner cut.
Let your grass clippings
disintegrate into a
moisture -retaining
mulch.
- Give your lawn
a deep watering once a
week, not counting rain.

SETTING THE SCENE:
Ontario Solicitor -General David
Christopherson announced plans recently for a
summer gun amnesty across the province in an
attempt to reduce the number of illegal weapons
that are on the street in our towns and cities.
Under the provisions of the program, Ontanans
in possession of an illegal weapon will be able to
turn them over to police without fear of facing
criminal charges. It's an idea that has been
embraced by law enforcement agencies across
the province, and Durham Regional Police are
taking an active part in the program. To date,
police have already had one weapon turned in.

Don't drywall...Qu* ickwall.
The painless way to finish your basement.
Did you ever think about finishing your
basement, but decided not to because of the
mess of drywalling? With the Quickwall
system, there's no taping, sanding, painting
and finishing. And best of all, there is no dirt,
dust or mess.
The Quickwall system is being used in
basements, bathrooms, kitchens, stores and
office interiors all over southwestern Ontario. It
is a novel way to finish a basement, 4 you want
a bright, clean, airy and seemingly spacious
area. A Quickwall interior can be completely
finished within one to three weeks.
Imagine that in short time you can tum your
basement into a home office, spa, rec room,
private space for teens or even nanny's
quarters, all without lingering construction
mess.
You must see the Quickwall system to
believe it. Inside the showroom, you'll notice
that the Quickwal system involves more than
just walls. It includes components like doors
and trim, acoustic ceiling, lighting. carpeting
and custom built-in furniture. You can choose
from a wide variety of colours and styles. In
fact, all of the walls, cabinets and built-in
furniture are custom manufactured at the
Quickwall Markham factory. It is a complete
tum -key operation everything is included.
How do you obtain the product?
First - visit the showroom. The rest is easy.
Your Quickwall representative will book an

using state-of-the-art equipment. Then the
drawings are presented to you along with a
cost summary, which is taken from the
company price list itemizing every component.
All the work done in your basement will be
based on these drawings. That means there
will not be any surprises or hidden costs. You

quote you one cost and end up billing you
another.
For those of you on limited budget, the

Building homes for today's consumers
Owning a home is a dream of all
Canadians. Part of that dream is that
our homes are as environmentally
friendly as possible.
Over the past few years, a lot has
been made of Canada's leading-edge
R-2000 home. But buying an R-2000
is not the only way to put your envi-
ronmental concerns to rest.
In fact. there are many ways to be
environmentally responsible when it
comes to building a home. New R-
2000 standards may have come into
effect April I of this year. but one
local builder believes making environ-
mentally -conscious homes is an every-
day part of the business.
"The new standards are meant to
encourage builders to use more ener-
gy-efficient and recycled materials."
says Stephen Kassinger. president of
Kassinger Built Homes. "Looking at
the list. we found that we were already
using many of those materials as part
of everyday construction."
Kassinger Built Homes recently
debuted Durham Region's newest R-
2000 home at its Highland Gardens
community. While the technology of
that model home may not in itself be
earth -shattering, says Kassinger, the
construction brings together elements
that are beneficial to the homeowner.
"People generally want to be more
responsible when it comes to environ-
mental issues. We are trying to reflect
those needs in a real-world sense in
our approach to building homes." he
explains. "We accomplish that in the
drywall we use. in the fiberglass and in
wood products. which are all made
from recycled materials."
In many cases. the benefits of using
recycled and engineered products in
the construction phase has a greater
impact than just environmental issues.
Engineered products are usually more
durable and stronger.
To visit the R-2000 Stirling model
home or Highland Gardens. take Hwy.

"We look at the measures we imple-
ment in building our homes and we
consider the benefits to the people who
buy our homes." says the Kassinger
Homes president. "This approach is
something we have done all along. We
build homes that meet the needs of our
customers and of which we are
proud."
Kassinger continues. "Our response
to the prevailing environmental aware-
ness is to use proven materials and
methods which subscribe to the 3 R's
approach. We reduce, re -use and recy-
cle everywhere we can. This makes
environmental sense and economical
sense, and everyone benefits.
,Kassinger Built Homes has been
D
ham Region's leading and most
uliginative designer and builder of
distinctive homes for almost 40 years.
Grandview Gardens, Beau Valley, Park
Valley, Rossland Park, Sun Valley,
Estate Courts, The Rose Garden and
Highland Gardens are just some of the
areas where the builder has created
fine residential communities.
`rI would be proud to live in any
home we build," Kassinger says.

Condominiums offer excellent value for homebuyers
New condominium home buyers
don't have to accept lower quality as a
consequence of the current recession,
say members of the Oshawa -Durham
Home Builders' Association.
Condominium builders continue to
stress design excellence and top-quali-
ty social and recreational amenities, as
well as a wide array of luxury features
in the current stock of higher -end con-
dominiums.
Because builders are relying on top-
quality offerings to attract buyers in
the hotly competitive condominium
marketplace, making the most of
today's market means making quality
your criteria, builders suggest.
Buyers, especially in the move -up
markets, should consider making a
move now because quality will never
be less expensive — the current mar-
ket condition has narrowed the margin
between the cost of the average condo-
minium home and a luxury one.
Here are the reactions of a few pur-
chasers of condominium homes in
recent months, all of whom moved
from detached family homes.
Lois Gibson, who lives at Hanson-
Needler Corporation's The Mansion
condominium in Mississauga, was
leery about condominiums after
spending 30 years in her own single-
family home and decided to be very
selective.
"I spent a long time shopping and
saw a lot of condominium," she said.
"but when I saw The Mansion, I knew
immediately that I had found some-
thing special."
A busy professional schedule gives
Gibson a heightened appreciation for
the hassle -free lifestyle of a well-
planned condominium, while social
activities organized for residents also
helped encourage a sense of communi-
ty. With her numerous night meetings.
the building's round-the-clock security
services are also an important feature
for her own schedule and providing
peace of mind about her daughter's
welfare.
"The site design appealed to me
because every room is slightly differ-

ventional shape." Gibson said. "That
helps make living here special."
For Eileen Thomas, condominiums
provided not one but two homes in rel-
atively quick succession. She moved
from her Lorne Park. Mississauga.
family home to a smaller condomini-
um as an "interim step." she said.
knowing eventually she would want a
large home.
"I was content to wait, though, until
I found exactly the right condominium
for me." she said.
Thomas didn't have to wait long.
Her condominium came came on the
market soon after she purchased her
first condominium home.
A liked the location and its price for
the size and quality of condominium it
offered," Thomas said. "When 1 saw
the penthouse floor plans. I knew it
had exactly the features and design
amenities I wanted in a condominium.
In both purchases. the condominiums
more than lived up to what was
promised to me."
Karen and Sal Napolitano also arc
pleased they took the plunged into the
condominium lifestyle.
"As soon as we walked in we saw
'quality'. no doubt about it." said Sal.
"People who cone to our place are
just amazed at the pillars, the design,
the layout, the trim and the details like
ceramic doorknobs and the nice fix-
tures they gave us in the kitchen."
Karen added "most of the features
weren't even upgrades, they were stan-
dard.
Condominium vendors place
greater emphasis on spending extra
time with first-time buyers as well in
today's more competitive condomini-
um marketplace.
Buyers can be assured by how
much time condominium vendors
spend with their customers, not just
showing homes, but explaining how
the whole process of buying and fin-
ishing a condominium works.
By taking advantage of the current
supply of quality offerings, buyers
stand to benefit a great deal from mak-
ing an informed decision.
Many market watchers feel we are
at the end of the current downturn.
Traditionally after a slowdown, prices
rise to higher levels that they were in
the previous cycle.

Make your home attractive to prospective buyers
: 11 f
You've decided to buy a new home,
therefore you want to sell your exist-
ing home quickly and for the best pos-
sible price. The following tips from
the Oshawa -Durham Home Builders'
Association show how you can make
your home more attractive to prospec-
tive buyers.
One of the first places to assess is
the front yard. According to many
experts. curb appeal is important. It
doesn't matter what the inside looks
like if the buyer never gets there.
A coat of paint on the door, pol-
ished house numbers, door knob and
knocker, a new brass kickplate, mature
bushes and blooming plants all help to
create a positive first impression.
If a survey of the inside shows up

Stick to light light. neutral colors.
Darker tones or trendy shades may
offend potential buyers. Light colors
can also make small rooms seem larg-
er. airier and. naturally. brighter — all
pluses in a resale market.
A coat of paint and new cupboard
and drawer handles are inexpensive
ways of breathing new life into a tired
looking kitchen. Keep windows clean
in order to let as much light as possi-
ble into all rooms. A home tilled with
natural light is much more appealing
than a dark, gloomy place. Place table
and floor lamps strategically to artfully
eliminate dark comers.
Make those minor repairs that
you've kept postponing. Tighten loose
doorknobs, fix leaky faucets. replace
broken window panes and screens.
caulk around bathroom fixtures and
replace burnt-out lightbulbs.

and the stuffed closets. Reduce the
clutter outside. Be objective in check-
ing your home's appearance. Always

A home on show must be spotlessly
clean. Furthermore, it must smell
clean. Be especially aware of house-
hold odors caused by smoking and
pets. Even overwatered plants can be a
problem — a pot base collecting water
gives off an unpleasant odor.
Just because you've checked the
front of the house, don't forget the
sides and back. Outdoor furniture
should be out as long as the weather is
appropriate. Gaps in outdoor landscap-
ing can be quickly repaired by adding
a few healthy mature shrubs and
plants. Keep the lawn raked and
mowed.

You can help build your new home
Buying a new home can be an excit-
ing and rewarding process. Before sign- s
ing on the dotted line, however, you
should do some research. This means
contacting the Oshawa -Durham Home
Builders' Association for the names of
builder members in the area.
It also means visiting open houses
and model homes with your list of
must -haves versus nice -to -haves in
hand, always balancing you needs and
desires with your financial resources.
Once you have decided on a builder
and home style. you must then decide
on the features that will ultimately
result in your own unique home.
That is why it is so important you
select a professional builder, one who
will help to make the entire process.
from first offer to celebrating your first
anniversary in your new home, run as
smoothly and trouble-free as possible.
Your and your professional builder will
share a very important goal — making
sure you will enjoy your new home
long after you receive the keys to the
front door.
Constructing a house is a complex
process that demands expert planning.
knowledge of municipal bylaws and
regulations. careful scheduling and
skilled co-ordination by an experienced
builder. A typical house contains more
than 3.000 parts, all of which must be
assembled carefully and in sequence. It
takes approximately 30 different sub -
trades to carry out this work. from
framers to rooters to finishing carpen-
ters, all of whom must arrive at the
building site in the right order at the
richt time. In fact. there are over 100
worker,, involved in the construction of
a new single-family home.
The professional home builder
stands at the centre of this process as
the driving force in getting together
materials, labor and information. guid-
ing the project through a schedule and
packaging everything into an attractive
quality product that will provide you.
the home owner, with years of comfort
and pleasure.
Establishing a good working rela-
tionship with your builder at the outset
will help both of you throughout the
construction process. Find out who
your ongoing contact will be. Your
builder may have a representative such
as a salesperson who is responsible for
customer relations and who will be
available for consultation during the
actual construction of your home.
%V
A
will need a firm offer that includes final
pecification of all features. options and
changes. This requires you to consider
your needs and wants carefully in light
of the features and options offered by
the builder. Most builders offer a num-
ber of choices for their standard finish-
ing products, like color of the carpeting
and style of kitchen and bathroom tiles.
Many builders also have full inventory
of optional items such as upgraded
kitchen cupboards and flooring.
"Em ironmentally friendly option
packages" are rapidly growing in popu-
larity as more home buyers want to
include energy- and water -conserving
technology in their new home. Low-
tloa showerheads and toilets. upgraded
heating systems, high-performance
If desired, your builder can provide
you with information about financing
your new home. Some builders arrange
mortgages in order to facilitate the sale
and make the purchasing process as
easy as possible. Others can make suit-
able recommendations to their cus-
tomers based on long-standing working
relationships with one or several lend-
ing institutions in the community.
Your builder may also be able to
give you useful advice if you have to
sell your existing home in order to buy
a new home. Most builders have culti-
vated a good business relationship with
resale brokers in the community.
Before work can begin, your builder
windows, "recycling stations" in the
kitchen and backyard composters help
to reduce the use of resources and bene-
fit the environment.
Don't hesitate to discuss your con-
cerns and questions with your builder
who will be able to assist you in mak-
ing the right decisions for your home.
Your builder will keep a record on file
of all the selections you make. Nothing
is left to chance!
During construction of your home,
you may be asked to make a few addi-
tional decisions, such as placement of
electrical outlets. Be sure to give each
matter adequate consideration, but
don't delay unnecessarily or the sched-
ule for the entire project may be affect-
ed.
Try to stick to choices you made in
the beginning. In many cases, the mate-
rials you select are ordered immediately
to ensure delivery on time. Before
requesting changes during construction,
discuss the implications with your
builder. Are your new choices readily
available? How much time will you
lose" How does the change affect the
scheduling of subtrades? Your move -in
datg? And, finally, what is the cost of
the suggested change? If the change is
important to you and you accept the
implications, your builder will arrange
to make the change. Changes can often
be accommodated, since your builder
wants you to feel happy with your new
home and satisfied with the service you
receive.

FORGET TOWNHOUSE LIVING WHEN YOU COULD OWN A SEMI!**
Look for furniture that suits your decor and lifestyle
When buying furniture, you have to
consider many factors — like quality.
style and, the all important budget.
To make sure you get the furniture
that best suits your lifestyle and deco-
rating needs. here are a few ground
rules to keep in mind when you go fur-
niture hunting.
The main objective is to establish a
,distinct purpose for the item so that
you can get the most use out of it. For
example, instead of buying a luxuri-
ous, leather love seat, you may get
more use out of a large sofa which
accommodates more people.
Another important factor is durabil-
ity. It is easy to fall into the trap of
buying something that looks rood. but
won't withstand a lot of wear. When
you are out shopping. don't be afraid
of testing the furniture. Tr- feeling it
-and moving it around to get a sense of
how strong and flexible it is.
The third factor is shape. The item
should compliment the rest of the
room and help create a visual pattern.
A piece of furniture can be very sim-
ple. but because it is too wide or too
high it can look awkward.
It is also important to recognize dis-
tinctive furniture when you are out
shopping. You can buy a very basic
piece of furniture or a unique item
which seems to have a personality of
'its own. It should have a special
warmth which adds comfort to your
surroundings. Try to purchase items
that reflect your individuality and
style.
Other factors to consider are sym-
metry and balance. Each item should
have smooth, flowing lines which
complement the rest of your furniture.
Even though the pieces may be differ-
ent colors, textures and sizes. they
should look like they belong together.
Before you go shopping. familiarize
vourself with the spaces and sizes you
are working with. Measure the wall or
floor space that you have to fill. If
you're buying furniture for an entire
room. you'll need to measure its
square foot area. If you're purchasing
furniture for more than one room, it is
a good idea to prepare a basic floor
plan.
If you find you have problem areas,
try to develop solutions instead of
ignoring them.
Where do you
find the best
deals in new
homes?
In New Homes &
Interiors, with a
pressrun of
200,000 copies
every two weeks.
To advertise In
New Nonfes & Interiors
call 905-5794404 or
Tor. line 4165-7W7672
Once you are armed with room
measurements and a good idea of what
to look for. you are ready to hit the
stores. Take your tape measure with
you when you go shopping. Make sure
you measure the height and size of the
furniture you like and remember that it
may have to fit through doorways or
be carried up or down a staircase.
Also keep the size of the piece in
mind when envisioning it in your
home. Ceiling height is especially
important. A piece of furniture that
almost reaches the ceiling can have an
overpowering effect.
Another point to remember is that
the size of the furniture in a store can
be very deceiving. A piece of furniture
that seems small in the store can turn
out to be a -big" surprise when you
bring it home.
Don't be afraid to ask salespeople
for help. Even though the final choice
is yours, the advice of a qualified
salesperson can be very valuable.
Most salespeople know their mer-
chandise and can save you time by
taking you directly to the type of furni-
ture you are looking for. They can also
assist you by explaining additional
features of the products and informing
you of other items that may be in their
store catalogue but not on the display
floor. Many of them will also go over
a floor plan of your home with you to
help you make the best purchase.
Unless you have just won the lot-
tery, you probably have budget restric-
tions that will affect how much you
spend. When planning your budget, try
to think of the purchase as an invest-
ment instead of an expense. Don't for-
get that if you spend a little more on
good quality furniture it can last
longer.
If you have to furnish your whole
home, concentrate on your immediate
needs and how much it will cost to pay
for those items. Once you have bought
the necessities, you can take your time
and develop a long-term budget for
special purchases. Putting aside a set
sum each month for a couple of years
can add up to quite a substantial
amount of money.
Don't hurry your furniture pur-
chase. Take your time. be choosy and
buy something you really like. After
all, if you choose well, it should last
for a lifetime!

prepare your air conditioner for summer
It won't be long now before you
will be pulling the cover off the air
conditioning unit.
However, homeowners in need of
replacing their existing central air con-
ditioner or heat pump should be aware
that a new system will not perform up
to the promised efficiency unless the
indoor unit — or coil — is not proper-
ly matched to the outdoor condensing
unit, says the Air -Conditioning and
Refrigeration Institute (ARI).
The indoor and outdoor units are
designed to work together as a co-ordi-
nated "team" to provide top perfor-
mance and maximum efficiency and
comfort. If homeowners install a new,
high -efficiency outdoor unit, but don't
include a new, equally -efficient indoor
unit, the results could be uncomfort-
able, frustrating and expensive.
At best, when air conditioning or
heat pump components aren't properly
matched, homeowners will get less
cooling or heating — and pay higher
utility bills. The system will still work
up to the design efficiency, costing
homeowners money and possibly pro-
viding inadequate comfort.
At worst, improperly matched com-
ponents could create undue stress on
the system, resulting in premature fail-
ure. Consumers should ask installing
contractors to replace both outdoor and
indoor units when an old system is
replaced.
For more information on properly
matched systems, contact a heating and
air conditioning specialist in your arca.
