This Indenture
Made (in duplicate) the 31st day of December,
one thousand nine hundred and fifty-six.
In pursuance of The Short Forms of Leases Act.
Between
ROBERT A. MILLER, of the Village of Brougham, in the County of Ontario,
in the Province of Ontario,
Hereinafter called the LESSOR of the FIRST PART and
KENNETH C. PASCOE, of the said Village of Brougham,
Hereinafter called the LESSEE of the SECOND PART
Witnesseth that in consideration of the Rents, Covenants and Agreements hereinafter
respectively reserved and contained on the part of the said Lessee, his executors,
administrators and assigns, to be respectively paid, observed and performed
the said Lesser hath demised and leased and by these presents BOTH demise and
LEASE unto the said Lessee his executors, administrators and assigns,
ALL THAT messuage or tenement situate, lying and being the Easterly forty-five (45)
feet of the first floor above the ground floor of premises on the South side of No. 7
Highway in the said Village of Brougham and presently known as Miller’s Mendit Shop.

To have and to hold the said demised premises for and during the term of
TEN (l0)--------------years
to be computed from the 1st day of January one thousand
nine hundred and fifty-seven and thenceforth next ensuing, and
fully to be complete and ended on the 31st day of December, 1967.
YIELDING AND PAYING therefor yearly and every year during the said term unto the
said Lessor , his heirs, executors, administrators or assigns,
the sum of
TWO HUNDRED AND FIFTY------($250.00)----Dollars, of lawful
money of Canada, without any deduction, defalcation or abatement whatsoever to be
payable on the following days and times, that is to say:
on the 1st day of July in each year of the said term.
AND to pay taxes, except business tax.
AND will not assign or sub-let without leave.
AND will not carry on any business that shall be deemed a nuisance on said premises.
AND that he will leave the premises in good repair, (reasonable wear and tear
and damage by fire, lightning and tempest only excepted).
PROVIDED that the Lessee may remove his fixtures.
PROVIDED that in the event of damage by fire, lightning or tempest, rent shall cease
until the premises are rebuilt.

AND ALSO that if the term hereby granted shall be at any time seized or taken in
execution or in attachment by any creditor of the said Lessee or if the said Lessee
shall make any assignment for the benefit of creditors, or becoming bankrupt or
insolvent shall take the benefit of any Act that may be in force for the bankrupt or
insolvent debtors. THE then current years rent and the rent for 3 years following shall
immediately become due and payable, and the said term shall immediately become
forfeited and void, and in such case it shall be lawful for the LEssor at any time thereafter
into and upon the said demised premises, or any part thereof, in teh name of the whole to
re-enter, and the same to have again, re-possess and enjoy as of former estate;
anything herein contained to the contrary notwithstanding.
PROVISO for re-entry by the said Lessor on non-payment of rent, or non-performance of
Covenants.
THE said Lessor COVENANT with the said Lessee for quiet enjoyment.
Provided that either of the Parties hereto may terminate this lease on the 31st day of
December in any year during the term by delivering to the other, on or before the 30th day
of June, in such year, a notice in writing of his intention to do so.
The Lessee covenants and agrees that he will not use the demised premesis for any
business other than that of wood-working, cabinet making, including the making of
sashes and frames.
